I'm hoping our build goes smoothly but will definitely be booking new home inspections to evaluate every stage. Re: Does this look normal? 23Jan 09, 2015 10:54 am I am building woth boutique homes and I dont know much about building and I have not been getting my site inspirations as it all is looking great to me... but my slab did not look like that.... if it did I would be highly concerned and stop payment. Burbank are a very high volume builder like your simonds and all that. And I know many people who have built with them in the past and work can be very sloppy. I would be getting onto them about this before the proceed any further. .. this is ur future home. 100% we are all human and make mistakes. So aslong as they fix things no problem. But I would not have them continue to build on that slab. I don't know how these SS get their jobs as you usually need trade quals and about 5 years experience to land a job in it, I want to do it but don't have either and I still picked up many faults that my SS didn't. It really gets you thinking about the quality of tradesmen that are hired by the volume builders. You've done all the right things especially getting an independent to look over it. Unfortunately it was still missed. As everyone else said, make sure you chase them up as that is not acceptable. Hope you get it all sorted! Did you say that your site supervisor is a nice bloke? lol. He seems more dumb than nice after looking at current state in those photos Do yourself a favor and arrange a meeting with construction manger ASAP. Pls don't make any further payments and ask them to fix this first, before commencing any new work on site. Any further work would make it harder to rectify this issues, and would help them to hide defects. thanks for the heads up about independent inspector too How big is your house? We paid $390 for pre pour inspection. Inspector spent almost an hour on site, explained me all issues, and asked concreting team to rectify at the spot. Also report was quite comprehensive with all itemized defects with photos and referring building codes for reasoning. Call me optimistic but surely there are some decent people in the industry. We are humans and all of us make mistakes but the key is to rectify the issues and I hope the builder wont sweep these issues under the carpet. For me, this is the perfect attitude to have. In building, I am yet to find a defect that cannot be rectified. Of course the stumbling point often becomes cost. At the day however, just apply the appropriate codes and standards, be polite but firm. Don't deviate from the facts and just keep escalating the issue till you get satisfaction. Just don't loose sight that rectifying the issue is the goal, not one upping the builder or making their life any harder than it need be. For those that freak out or consider it stressful please, just remember - any defect is the builders responsibility to fix. By all means bring it up and push till you get satisfaction but at the end of it all, the vast majority of screw ups get rectified with no argument or hassle to the owner. I have emailed my liaison and going to call her early monday morning. Re: Does this look normal? 33Jan 10, 2015 12:33 am Our inspector asked concreter to use wire ties to lift mesh wherever it was sagging. This issue was on three or four places. He also mentioned this as defect in his report and marked it as addressed. My understanding is that it should have been rectified during your pre pour inspection. I'm only making assumptions here but I believe it is a combination of lack of knowledge/skills and rushed work due to short time frames given for completion of the the tasks.
