Browse Forums Building A New House 1 May 17, 2014 1:39 pm Hi everyone, I have just bought my first block of land in Pt Turton on the Yorke Peninsula (YAY!) and I plan to build a 2 storey, 4 bed, 2 bath holiday home within the next 18-24 months. The thing is, I have absolutely no idea about anything to do with building or owning a home. I know that the block is part of a development so it is hooked up to underground power and sewerage and there are no building restrictions so I should be okay building a 2 storey house, but that's it. I want to keep costs as low as possible and have found that Sarah Homes seem to have the lowest prices for what I want so far. The Grace 2 Storey 170 and The Patterson 2 Storey 175 are my favourite two designs. Can anyone please tell me what other costs will be involved with building? Sarah's website says that slab footing will be included, but what other foundation work do I need? And how much would this roughly cost? Has anyone else built with Sarah Homes before? Or does anyone have any recommendations for building companies with similar prices? I am also a first time buyer, so I would like to use the first home building grant. Does anyone have experience with this? Generally standard foundations costs are based on Class M ( most sites aren't that good) soils on a flat site. I'm thinking I will not go for any extras as it's just going to be for a holiday house so I shouldn't get too carried away but I'm very wary of all the 'hidden' costs that will undoubtedly arise on top of the building costs. Since the site is 2.5 hours away from Adelaide I'm also concerned about how much extra they will charge to build.... I'd really like to get a rough idea from anyone who has done similar just so I know what I'm getting myself in for! The biggest hidden cost would be footings. Unless the development has particular requirements (for instance we had to have a really expensive fancy septic system, upgraded insulation, double glazed windows and rainwater tanks in our development) then the biggest costs outside of that would be up to you in regards to upgrades. Cant answer how much extra they'd charge to build at point turton but we paid $3,000 extra to build in mallala, so literally just outside the metro area. As for Sarah homes, our neighbours built with them and they were very happy. Build time was fair. We both started in late October and they've been in their house for two months now. They are perfect for holiday homes. Great plans and attractive facades. Our neighbour built with them near Eudunda and were happy. Looked like a good solid home to me. I get the impression that they are a country home specialist. We visited their Mile End displays and were impressed. It seems you get good value for money with them. Due to deciding to purchase the block next door as well, my build has been set back to the end of this year while I work on repaying some of my mortgage, but I have decided to go with an altered Paterson by Sarah Homes.
