Cheers Asha and Belzey, amount of time I've spent on the plan getting it to this stage I am in the wrong industry. I reckon I should be getting paid to build our house haha... Let me know if you decide to look further into the zip tracks be good to have a better idea myself. I think it'd be the difference between getting maximum use of alfresco and just the occasional use. Thinking of changing the 28c drop ceiling to just over the island itself surrounded by 31c in the kitchen and the overheads at 28c as I am not liking where it is finishing against the wall above the stackers. I think it will look funny. Re: D3US_85 - building in Baldivis, WA 22Jan 13, 2015 8:34 pm Posting to follow. Just caught up on your thread and WOW I love, love, love your plan! I don't think I would change a thing Can't wait to see some of your colour choices. Giving me so many ideas for my next house haha Building our first home - https://forum.homeone.com.au/viewtopic.php?f=31&t=73568 Re: D3US_85 - building in Baldivis, WA 23Jan 13, 2015 9:20 pm I think a bulkhead over the island bench will look better .but im one to find it hard to visualize lol .I have a full bulkhead . Cupcakes on here has one over her island bench if you wont to have a look Re: D3US_85 - building in Baldivis, WA 24Jan 13, 2015 10:38 pm Cheers Meelz I'm glad to hear that you like it and are getting ideas, mind me asking which ones specifically you like for yourself...
Melsie I've attached the below pic (cant seem to attach image) that I just found to show you the concept I envisage. Should work better in my case as with full ceiling drop wont line up with the stacker doors so I think it would look funny. Glad you agree island should look better. http://www.houzz.com.au/photos/6631486/ ... chen-perth Re: D3US_85 - building in Baldivis, WA 25Jan 13, 2015 10:44 pm Hey D3US, I like the layout in general really. I like that the bulk of the bedrooms are hidden out of the way with the activity area in between, LOVE the walk-in with built-in makeup vanity (great idea), and I really like the kitchen location and size!! Also liking the recessed ceilings and skylights I didn't put much thought into recessed ceilings and bulkheads and wish I had! All the recesses and drop ceilings will be subject to budget but its worth finding out about I think as it divides a room and adds dimension I feel. So easy to go OTT though. Where do you stop... Re: D3US_85 - building in Baldivis, WA 30Jan 14, 2015 12:21 am Cheers. Gives me a rough idea anyway. Hoping to get first pricing estimate back end of the month and then will put in a request for pricing on the additions in the plan. Will be interesting to see where it is at... Re: D3US_85 - building in Baldivis, WA 31Jan 14, 2015 10:35 am wow look at that amazing floor plan. Love it! It looks so great, wish I was building something this big with space for a pool and Pony! Subscribed to your build now so I can follow. Re: D3US_85 - building in Baldivis, WA 32Jan 14, 2015 11:32 am Plans look great D3US, very well thought out Re: D3US_85 - building in Baldivis, WA 33Jan 14, 2015 3:36 pm I would opt for the bulk head just over the island as well. Make sure there is a bulkhead above the overhead cupboards on the wall. I'd be curious to see what it would look like with the full bulkhead above part of the door as I don't remember seeing any! Not sure if it would stand out as odd or if it would just blend in. Re: D3US_85 - building in Baldivis, WA 34Jan 15, 2015 8:00 am Lol the more I think about it xxKatxx, I think it will stand out and drive me mental. Cheers Dukecaddy. Love your plans it looks like your build is progressing really well. Looking forward to watching the fit out once locked up. Also just spotted the lack of room in the ensuite toilet and proximity of toilet to basin. Not sure if it will be too pokey. Need to look at this further unfortunately. Need to look at this further unfortunately. I don't think so, as long as the bench isn't big and the sink sits out like it does on the picture it will be fine! If you want more space you could opt for a smaller benchtop & different sink. There are also those eco toilets that have the sink on top of the cistern, so when you flush the tap auto turns on for you to wash your hands and then the water sits in the cistern to use for the next flush. Its pretty clever but I know some people don't like the look of it (as the sink is on top of the cistern). But an idea anyway if that takes your fancy. If you did something like that I'd then make the PDR a little smaller to make your ENS a little bigger But hey its just idea's - there is so many ways of doing it hey!!! Re: D3US_85 - building in Baldivis, WA 36Jan 15, 2015 5:25 pm Great Layout - well thought out. Really like how you how the main areas flows out the back. How big is your block 20x30? Re: D3US_85 - building in Baldivis, WA 37Jan 16, 2015 10:45 am Thanks Justin I've never heard of a joint toilet/basin...haha... Unusual concept. I don't know why but I think it would freak me out a little haha... Good idea about the slimline basin though. I'll need to look into this I think. It's hard to picture correct scale. Cheers Cranzy the block is about 20m x 36.5m with about an extra 6m frontage between retaining wall and road. Have you got a build pending? That is nice and BIG I bought land in alkimos beach - I'm Busy looking/designing a layout ... it will probably be split level as I have 2m slope from front to back. Here is a pic http://s30.postimg.org/83r5vocsh/blockslope.jpg Re: D3US_85 - building in Baldivis, WA 39Feb 19, 2015 11:31 pm Wow I love your design! Your house is going to be hugeeeee! Re: D3US_85 - building in Baldivis, WA 40Feb 20, 2015 4:48 am Cheers Millbridge. It's large but not huge haha... Should have seen the first design I came up with... Was 430m2 and way above budget unfortunately but would have been really nice. Hence I had to scale back and try to cut costs significantly. One of the things to go at this stage though is Alfresco so the plan will be to do that separately now. Cranzy How are you going with your design...Block looks good and split levels add alot of character and something different to the norm in WA. Just an update with where I am at with planning, most changes made and have tried to reduce detail on front elevation to cut costs down a little to allow a better internal finish. Thoughts are appreciated.
