Browse Forums Building A New House 1 Jan 02, 2015 4:36 pm Hi everyone, I'm wondering if anyone is building in Bradley Heights? I'm not entirely sure if the suburb is going to be Mulgoa or Glenmore Park as it changes depending on who is sending us the paperwork. We have purchased a lot in the first release so registration is still sometime away. At this stage it looks like we are building with Metricon. Has anyone recently built with Metricon? We have recently had our tender appointment and have had some issues come up already! This is our first time building so open to any advice and suggestions on things to look out for and be careful of (any hidden costs to ask about etc) Also hoping to maybe meet some neighbours on here! Thanks in advance! Re: Anyone building in Bradley Heights? 2Jan 02, 2015 9:48 pm Hi First home! I'm building in Jordan springs but originally looked at Mulgoa rise, I haven't heard of Bradley heights otherwise I would have checked it out! Who is selling it? Re: Anyone building in Bradley Heights? 3Jan 03, 2015 9:11 am Hi ASH, congratulations on building a new home! You must be excited! Bradley Heights is being sold through a small developer so the land sales are going through Parker & Partners real estates on High St Penrith. It's only just at the first release now (they were released in November) and it is only going to be a small estate (located infront of Mulgoa Rise) I think they said there would be approx 3 releases and that's it. Who are you building with in Jordan Springs? What part of the process are you up to? Re: Anyone building in Bradley Heights? 4Jan 07, 2015 12:40 pm Hello We are in Mulgoa Rise - in fact we face Bradley Heights only a nature strip divides us. We are on the other side of the Dam. We are building with Masterton. Check my blog for some pointers. Good luck. Re: Anyone building in Bradley Heights? 5Jan 07, 2015 6:07 pm Hi Mgardz Thanks so much I've been having a look through your blog, very helpful!!! We would have loved to get something in Muloga Rise but we wanted a smaller block (more affordable for us) good luck with your build Re: Anyone building in Bradley Heights? 6Jan 19, 2015 10:19 am You too, its a fun and stressful experience! Out of interest, are there design guidelines for Bradley heights? A friend of ours may be interested in purchasing there. Re: Anyone building in Bradley Heights? 7Jan 22, 2015 7:30 pm Hi MGardz, Yes there is some design guides (apparently not as strict as Mulgoa Rise. If the contact Parker & Partner Estate Agent I'm sure they can email them a copy. Hope everything has been going well for you!! Re: Anyone building in Bradley Heights? 8Feb 24, 2015 8:08 am Does anyone know if they've released any new lots recently? I'm looking to buy land either here or in Mulgoa Rise. Trying to deal with Parker and Partners is frustrating. They don't respond to emails, and any time I speak to them over the phone they just come across as rude. Re: Anyone building in Bradley Heights? 9Feb 24, 2015 12:19 pm Hi Sprakk, I have heard the second release is coming out in approx. 5 weeks. I understand your frustration we felt the same at the start too & to be honest I literally stalked them and the 3 builders I knew were doing packages because the builders were giving me more info then the real estate... Our name was on their list to notify us of land being released & by the time they actually did the bulk mailout we had already purchased H&L 3 days earlier for there. My advice would be to call Metricon, Aden Brook Homes & Zac homes & see if they have any more packages coming up there and what info they can give you, otherwise go into the real estate Joe Parker is really helpful but I think you need to get in there face to face to deal with him. Hope that helps you Re: Anyone building in Bradley Heights? 10Feb 24, 2015 12:41 pm There was a new H&L package on realestate.com.au for Bradley Heights advertised the other day and I know Mulgoa Rise only have the Townhouses for sale at the moment as the newest release of land already sold out. Maybe see Jeff at the sales Center and he can tell you when the next release is for MR? Re: Anyone building in Bradley Heights? 11May 10, 2015 10:33 am Hi All, Happy to see this topic on the forum.. We just been to see the progress on Bradley Heights . I could see suburb name as the Glenmore park under the road names in Bradley Heights . Hopefully registration would be done by end of June as mentioned by Jo .. Re: Anyone building in Bradley Heights? 12May 10, 2015 7:05 pm Hi Dami_nic01, Are you building in there too??? Which builder??? I've been going past, and yes it seems to be progressing well.... Was hoping for the suburb of Mulgoa, but I guess it's in the same boat as Mulgoa Rise and it will all be rezoned as Glenmore Park. Re: Anyone building in Bradley Heights? 13May 10, 2015 9:14 pm So excited to find this topic on here, I didn't think there would be one yet. We are also building in Bradley heights and drive past the land every day, it's definitely looking pretty much complete, let's hope the registration is not far off! Re: Anyone building in Bradley Heights? 14May 10, 2015 9:41 pm Hi Hollielot1477, Yay! Im excited that others are finding this post who are you building with? We're building with Metricon, we choose our external colours last week so it's all getting exciting!! Re: Anyone building in Bradley Heights? 15May 10, 2015 9:57 pm We are building with Allcastle homes and have recently chosen our external colours as well, so it looks like we are at the same part in the process Re: Anyone building in Bradley Heights? 16May 11, 2015 6:57 am We are building with Aden Brook. But We will not sign the building contract without seeing the soil and survey report with actual site cost. Re: Anyone building in Bradley Heights? 17May 11, 2015 7:25 pm That probably is a smart move dami_nic01. I know all the blocks in mulgoa rise had saline in the soil so will be interesting to know if Bradley heights will also. I hope for our sake they don't. Re: Anyone building in Bradley Heights? 18May 11, 2015 8:39 pm I hope so too!!! What does it mean if it does? Extra site costs? We have already included an upgraded slab in our pricing just in case it's needed... Unfortunately we decided to just risk it and progress with things to prevent any delays... We have been looking for so long and kept missing out on things by being too cautious... Plus we couldn't buy our land without signing a building contract with metricon.... So at the time we felt like we had no choice Fingers crossed for us Hollielot1477. Have you got your street name yet? We are going to be on Middleridge Drive Re: Anyone building in Bradley Heights? 19May 11, 2015 9:25 pm Yes, if saline is in the soil it's extra costs to upgrade the slab for that, then you could also be up for a h class slab depending on soil results if only a m class slab is included in your tender. We also decided to risk it and start the process, we built 3 years ago down the road so know how drawn out the process can be. No, I'm not sure of our street name. I did see a sign when I drove past today but it wasn't for ours. Were you advised of your street name or did you see it in the signs that have been installed? Re: Anyone building in Bradley Heights? 20May 12, 2015 7:10 am Wow, building again so soon... How come??? Ok well I think we might be ok our slab is already priced as a H slab upgrade.... I saw the street names in a report our solictor sent me, it had all noise and traffic control reports I think plus the fire BAL ratings for each block... In amongst all that was plans with all the street names Are the lots still fenced off? (no access!) Building Standards; Getting It Right!
