I'm still waiting for the registration, it has been delayed 6 months so far and I can't wait to start the build. It's taking ages and the builder is going to charge me extra from the next month as the 12 months fixed price period will be over. Maybe try to negotiate a price with the builders now before it expires and see if you get some type of reduced rate. Hopefully it's not far off at all, it looks finished. After all we decided to build again.. Now we are building for renting as this whole process pushed us to buy another house for living.. We found out lot of soil dumped by the next door construction..We are on (lot 134)17 middleridge.if the next door owner reads this.Could you please get your builder to remove this as this could be another drama for us.. My wife & I have started to look into the building route to see if we are better off owning something that we actually want bedrooms, living spaces & garage wise! Currently there are a few lots available in Bradley Heights which seem to be around the $540K region for a 500 size block phase 2B for those wondering. I am trying to gather if we will scrape in with building a home on the land for $200,000 or less. Did anyone else end up getting stung with the soil tests & large site fees that took them over budget? We have been looking into Allworth homes who seem to have relatively good reviews and they have a few packages that suit our budget without additing site fees and fall over plans ofcourse! With the design requirements I have emailed the agent at Glenmore Realty to provide them so I can check it out. We are going to take a drive to visit the area and inspect the land/layout of Bradley heights so will give us a really good answer if we are ready to embark on the forever stressful building lives that we never thought of entering! From what I have seen you could probably squeeze in and complete the build for under $200k but I wouldn't say fully finished with landscaping, driveway, fencing, blinds (but could be totally wrong). With extra site costs there are a few things that could increase this but probably the biggest would be how much you land slopes as this could add extra for dirt removal, house costs and retaining walls which can add into the $10s of thousands. If you are interested in a block I would ask the agent for the survey showing the approximate fall on the land as this can also be good when shopping for houses.
