When we had the issue previously with Mulgoa Rise the valuer compared ours to a house in Glenmore Park, one in south Penrith & one in waterside cranebrook. No issue with the valuation, valued actually higher then our build cost. Hi dami_nic01 - I would probably contact the builder next door first, otherwise the council What do banks compare the house with as there aren't any built house in that area? I think there are a few different ways a valuation can be done, even with existing houses valuations can be done without visiting the house, kerbside view or full when they view inside etc. Our first house we built, the bank pretty much valued it at exactly what we payed for it for land and build based on the build contract. To increase the valuation, I had to provide quotes for other things we would be getting done and they then added this on. With this house in BH, they viewed the land and valued based on other land sales which was higher due to the increase in value since we had bought it, they then seemed to add on the build cost to this. I have got DA,CC and everything.. But just got a call from my builder saying my tender is expired on 24th of Jan.So there will be a price increase due to not reaching the consolidated tender stage in the specified time frame. I am going to ring fair trading to see whether they can change the price at this stage.. If it doesn't go well..I will be selling the land.. We signed the contract on Nov 2015.Then they lodged for DA.It took longer due to some changes required by council and the developer.. Already lodged a claim with Fair trading..
