We purchased a block (through the ballot scheme), only to discover when we got home, what we purchased wasn't exactly right on the final 'area' dimensions... Anyhow, the LDA promptly resolved this issue for us (and I believe a few others might have been in the same boat). So after visiting countless display homes recently, we've settled on one we're happy with and the home design (slightly altered) to what we want. After venturing outside the border (NSW) and looking at display homes / consulting builders.. it's pretty clear we're not getting the right end of the stick.. ($35,000 extra starting prices compared to NSW, simply becasue, we're ACT). Oh and the last update i've heard is the development at Moncrieff is well on track to deliver (potentially even ahead of schedule). You didn't hear it here though! YWxsPTE%3D Some of the street name examples (from the above site) AMPHLETT STREET, O'KEEFE AVENUE, BERNARD HEINZE AVENUE, SLIM DUSTY CIRCUIT Should be a memorable suburb! And, we live close by (Amaroo) at the moment so can watch as it progresses. Already we have seen a park (with slides and swings etc).been developed pretty much in the middle of Moncrieff, no public access yet though, will definitely be a meeting spot for all those building their houses! My wife loves downlights, mainly the LED ones, do you think it is worth getting the whole house done in them or just select parts? Also, there is so much debate about roof tiles vs colour bond, does anyone have a good suggestion? I like the look and the idea of colour bond, but why is the warranty only 30 years and roof tiles 50 years? Is colour bond more energy efficient ? (Both would be with sarking). We're a little confused by it all. We have got them through our place. We chose warm white so it is not so sterile looking. They are dimable and you can put them on a sensor for pantry, WIR, front door etc. and they really aren't that expensive. I personally prefer roof tiles. Easy to repair and looks nice. But it is really personal preference. Depends also on what pitch you are going to have for your roof and what look you are going for in your facade. With sarking and insulation I don't think there is much of a difference between them. But I could be wrong. Good luck with the build. Thanks for the advice on the tiles too. Yeah I had that feeling too, most of the new houses here in Gungahlin have tiles, like paving I guess, timeless! Thanks again and good luck with the build. Just based on what you like aesthetically. We like flat profile tiles or slate but our budget could only allow standard tiles... So we went colorbond instead Some differences is around things like hail damage (super rare) and things breaking tiles. But then there is the ability to lift a tile. Good to get into the roof space for lights but not so much for nefarious peeps! But overall I really can't see a compelling reason for one or the other. We visited the Olearia display home in Shellharbour(?) in november, loved it but couldn't build that due to the garage having to be on the other side on our block. It's a bit blurry - what's the wall? on the right hand side for the alfresco type area? I see you have steps assume it's due to a slope? Are you putting in some skylights? Just that the two longish corridors at the garage entry area and the linen closet seem narrow and would lack natural light. (our entryway was increased in length as we increased our garage and I find it too dark and it's even before we get into the house so it's just something to consider) Also assume the principal suite room entry way is there due to the split level design? It seems on the face of it that you could get a bigger robe if you moved the entry down Love that side alfresco and the huge principal suite. Exciting! There is a brick pillar in the middle, we're going to make a big deck from the alfresco, there is two sliding doors for it. Yeah to try to counter the slope of the land and hopefully save a little coin we decided to get some steps, and rather than at the porch etc, just inside the house. Our bedroom is raised about 1m above the entrance (which will give us a nice view as we are at the top of a hill). Believe or not that entry to the bedroom is standard! I did tinker with the idea of having our room at say the entrance and garage level (and doing exactly what you said, side entry and extending the WIR or making it into a cupboard in the hallway), but, my wife wanted all the rooms on the one floor level. It's still quite a large robe, we were thinking we would put a lovely picture in our room entry and still have the privacy with the concealed door. We thought about skylights, we've decided that seeing as though our roof is going to be so high in the entrance, we are going to buy a big fancy chandelier. We're also getting a raked ceiling for our main living area, will really give the impression of a big house.
