So far our build process has been fantastic from the moment I stepped into the display to meet Sean Cunningham. Sean has been professional, easy to deal with, friendly, responded to all emails almost straight away even after hours. You can find Sean in alkimos beach. Almost every day we had contact with Sean as we had many changes and ideas to run by him and nothing was to much trouble.
First hurdle was fitting the display home into a 15 meter wide block. I was happy with first sketch as the kitchen/scullery was completely different, we loved the display version and that is what we wanted and eventually got. We lost a meter in the dining area no big deal. http://www.homegroupwa.com.au/display-h ... toreys=any We removed bedroom four which gave us more alfresco. What we fell in love with the resort style open main bedroom/bathroom, the huge kitchen plus the stacker doors that open up living room/kitchen to the alfresco. Issues so far, timber veneer in kitchen cost 100sqm, use of marble in kitchen and living room. Both these products should not be in a home in alkimos beach more of a burns beach client. Timber veneer looks great but way out of budget and now need to find an alternative colour. The 600 x 600 tiles in bathroom we were told they wouldnt do due to drainage, after only one email HGWA agreed to lay the tiles as per the display. Why put all these products in a display home if one to expensive or two you wont do? The Houston is from the platinum range which is the display version as is from memory Sean sales rep said $450k, then you have complete package at $261k but we started from base plan and included what we wanted. Not as big as yours and you get that wow factor when you walk In. The first house we walked through which was like 5 year's ago had a massive parents room . We have been told any upgrades at prestart have to be paid upfront on the day of prestart. Is this right? what if you have 20k in upgrades and not the cash in the bank? is there any reason why this cant be added to your contract and put on the loan? confused have built 3 three homes and not in counted this before Re: HGWA BUILD "THE HOUSTON" 10Jan 06, 2015 10:59 pm I built with redink .so things could be different .we just had to show we had the money in the bank . But because we toke a few things out of the contract the bank saw for example driveway pavers they nearly didnt give me my keys because contract said we had pavers . Im lucky they didnt say we wont get final payment unless driveway is done . I might be wrong but my broker told me you just cant add to your loan there is a process paper work etc. But dont quote me Re: HGWA BUILD "THE HOUSTON" 11Jan 06, 2015 11:28 pm Yeah we paid cash for the amount we went over even though we added funds in the contract for pre start (yes you can add a certain amount to your building contract with hg)..not on the day though think they sent us an invoice. We still need up making large cost variations after prestart that were not financed and needed to be paid in cash (approx 30k worth), but thankfully builder worked with is to pay it off over a couple of months. That's different. I only had to be able to show unconditional finance after prestart once i received final variations and price etc. they're not running out of money are they?! It took many sketches to get it to fit from 18m wide to our 15m wide block. Thank you for kind comments. This weekend we are choosing are tiles, not happy that we will be charged to use there preferred supplier crosby. 150 $$$ seems excessive so would love to know how they justify the charge plus another 50 $$$ to use both crosby and European. Re: HGWA BUILD "THE HOUSTON" 16Jan 14, 2015 12:07 am Speaking from experience with HGWA, they are pretty good with paying for pre start costs. Ask if you can take the printout home with you, so you have a chance to review it away from the heat of the moment at pre start. Once you have locked them in, they will invoice you for any costs. Your file won't move forward in the queue until the pre start costs have been paid. Have fun ... so much to consider at pre start. If you get a good person they will guide you well and make plenty of suggestions - get everything costed, even if you think you wouldn't be able to afford it. Makes it easier to decide and you can always remove it from the list. We found things we thought would be exxie weren't and things we thought would be cheap, weren't.
