It was $3k over budget but we added everything we could think of, with the exception of things we plan to do after handover. After going over it with my red pen, I managed to cut out $22k of non-essentials. But we shall see how the second tender looks. I'm meeting our SC tomorrow morning to go over the tender and plans. There has been a few comments that stack stone may look nice but can age fairly quickly where with bricks at least you can paint them and stuff. Our facade was apparently put down as complete render across the whole front but we wanted the pillars to be the black brick and they gave us a credit of $419. This meant the pillars and the side of the garage was not rendered, hope that helps with cost. I personally like the single brick pillar at the front as the powder coating can show dirt more then bricks and the timber would require vanishing every so often. With the tender maybe get a few things included like more money towards your electricals like down lights and fans. Some form of data cabling plan? We had a cold water tap out in for the fridge which is handy for when our fridge dies and we can get one with a dispenser . We aren't planning to render at this point, maybe in future when the bricks start getting daggy. Hmm depends on the stackstone I suppose. I had the idea to clad the alfresco pillar and side retaining wall in stackstone to match the nib wall... I'll let future me figure that out. I think we'll just do feature brick with timber posts and that will give us options. Yeah we added owner supplied lights/fans to the tender. Data cabling will be sorted in electrical appointment but we have a cash buffer for that stuff. Not putting a cold water point in fridge space as we prefer to keep bottles in the fridge! We should have contracts in about two weeks. I'm feeling much more charitable towards Coral now! I'm a nerd I loved the nitty gritty details like that. The one major item I almost glossed over was the down pipe placement. On our original drawings we had brick pillars on the outdoor living space - but we subsequently changed this to timber posts. What I didn't notice until the morning of colours appointment was that along with the change of posts they'd moved a dirty great down pipe onto one of those timber posts. This was fixed by final construction drawings but maybe something to loo out for. I've already got a list of probable contract variations (only five things at the moment, including downpipe locations ) but you can bet I'll be going over it with a fine tooth comb. I do think the price of $100 per item for variations is a bit steep, but what can you do. It's not much in the scheme of things, better to have no regrets. Lucky you caught the downpipe issue in time, that would have been a bummer sitting in your alfresco looking at a PVC pipe on your nice timber post! We were $9k over the standard allowance but had factored in $5k to our tender, and the remainder was in budget as we had originally planned to get fittings elsewhere. In the end we did all our electrical work through Clipspec except providing ceiling fans, 3x pendants and 1x vent/light. The installation of above products is included in the electrical pricing. Yep. The price includes supply and install of all except what I mentioned above; fans and pendants. All down lights and fan/heat thingies for the bathrooms were included. We also got a couple of dimmers and two way switches which all add up.
