Browse Forums Building A New House 1 Dec 25, 2014 2:04 pm I have been on this forum for a few months now trolling the various threads, however I thought it was time that i start my own thread. Our progress so far we have selelcted a reasonably flat block of land in stage 2 of apple tree grove at west wallsend, there is approximatly 2m of fall from front to back. We have paid our intial holding deposit back in September however still waiting to exchange contracts as we are being held up with a change in title to include additiional land space at the rear orignally being set aside for a road reserve at the rear of the block. Unsure how long this process will take but hoping it shouldn't be too much longer. As for our process in choosing a house, we researched and visited many display homes and just as many builders, after months of research we have decided on a sekisui design for a number of reasons one the floor plan, we needed a floor plan that allowed the main bedroom was away from all living areas as I work regular night shift and need the quiet away from the our 3 children. We also like that the bedrrooms are clustered together and separate from our open plan living areas. The design is known as the lakewood 1530 which we have altered to increase the size of the 3rd and 4th bedroom and kids retreat and we have added a split in the house to accomodate the slope of our block, I will attempt to attach images of our plan and our block if i can. So after more then 12 Months waiting for our land at west Wallsend to register, we decided that it was time to look for another block, we found a 1264m2 block in Holmesville, it is a battle axe block, which we don't mind as it will allow us to build the home we want. I too have my master bedroom at the back away from everything, i am a single man, but thought it would be good to have a retreat located away from everything when the time comes to have kids (girlfriend first, haha!). You altered floorplans are not displaying on my phone so will have to look tommorrow! If you search the building house forum for "Whitsundays build" you will see my plans there. Master is near lounge, but the WIR will act as a buffer hopefully! Dale - Building Newbie Proserpine, QLD Re: Building a Sekisui house West Wallsend 6Dec 25, 2014 11:27 pm We built with a local builder not a volume builder and broke ground in August Re: Building a Sekisui house West Wallsend 7Dec 26, 2014 2:16 pm Congrats! looks great. Love the HUGE pantry and linen closets! I see that your a/c unit is just below your window. Not sure if you want to move it? I know we moved our Rainwater tank, hw heater and air cond unit so many times (everytime we moved one thing the draftspeople would move something else to sit in the area we just cleared!). We're building with Sekisui in Sydney as a KDR. P.S. you may want to edit your plans so your personal details aren't showing. Re: Building a Sekisui house West Wallsend 8Dec 26, 2014 2:30 pm thanks yvonneh I have been following your build and love the size of your house, when are you expecting completion? I will need to reload the photo for my alteration it is playing up a little bit and now i can't see my photo. I'm hoping by May. I'm allowing myself to consider till August now. Which way is north in your plan? There is a lot to think about and get right! I heard that Sekisui now limit the number of changes to the floorplan prior to contract signing. I don't know how that would work as most of the time I would say that it was their not understanding or not making a change rather than us changing our minds Looking forward to following your thread and finding out what your selections are Re: Building a Sekisui house West Wallsend 11Dec 26, 2014 3:30 pm Yes there has been a few things already that we have altered that haven't made it into the plans so it's more those things that need to be added. the front of the house faces north with living areas on the east. I am a little worried about the bedrooms on the west, however there will be a house contrsucted on the west side which which will hopefully protect us from the westly sun. Later on I will put some of the choices we have made, however we have a long way to go. Would you mind sharing how much its costing you for this home? & did you upgrade or is a turnkey price? We have purchased land in cooranbong & have been quoted $251k turnkey from one builder & $257 turnkey from another with a very similar plan to yours. Best of luck with the build
Re: Building a Sekisui house West Wallsend 14Dec 28, 2014 12:38 pm Thats a bit funny bluebettie we are going to be almost neighbors. Pink86 we have upgraded a few things and have ducted aircon plus have had to put a split in our house plus and have 2.7m cielings as a design requirement and then 3m from the split. So our estimate is showing 260k have not recieved tender price as of yet. Which is not turnkey. Building a sekisui house in Holmesville NSW viewtopic.php?f=31&t=75060 Re: Building a Sekisui house West Wallsend 16Dec 28, 2014 1:54 pm Thankyou thats a tad out of our price range but I think we will still ask them as $260 for all that is still good! Oracle was a promotion home at $251k turnkey & Coral was $257k turnkey. Re: Building a Sekisui house West Wallsend 17Jan 12, 2015 7:44 pm Now that the christmas break has finally came to an end. Things can start to move again, we have our tender meeting on Saturday morning, which is exciting, hoping the price remains close to our proposal price. Also have been looking into retaining walls, we need one on the side of the house where all the bedrooms are. The clearance to the boundary is only about 1.2m, the landscaper ideally would like to do the retaining wall before construction of the house begins. I am unsure whether sekisui would allow this and I am worried about the wall being damaged during construction. We are also working through choices, has been hard when so many show rooms are closed over Christmas and new years. Have decided on a caeserstone bench top **** and ice snow tops for the bathrooms. I will put photos up later, on my way to work for night shift sigh would much prefer to be going to bed. Building a sekisui house in Holmesville NSW viewtopic.php?f=31&t=75060 Re: Building a Sekisui house West Wallsend 19Jan 25, 2015 10:09 pm So we had our tender meeting and the price came back a bit higher then we where expecting. It came back at 279 and where hoping for the 260-265 range, however they had charged for things they shouldn't have, for example we are having 3m cielings beyond the split however they had charged it as 3.25m insulation was also charged but is included in our package. So there is room to move. We have also decided to add .5m to our island bench in the kitchen add a cupboard to the WIP and put double doors to kids retreat so we can close it off. So we are now waiting for a second tender to come through which should have updated plans and pricing. On the land side of things the conveyancer now has the contracts which i am going to review on wednesday. Everything is moving slowly. Now we really need to start making decisions about our colour choices, went to beaumont tiles yesterday and ended up changing our colour choice for our bench top but didn't make any tile choices . So have decided to go clamshell for our caeserstone which is lovely and is in a grey tone but now means i need to rethink a few choices as our orginal colouring incorporated more brown tones. just hope we can the price within our budget and make everything work. With your tiles, also see if there is a secondary tiling provider? We went to Beaumont Tiles but in the end Dilorenzo called us after our paperwork went in so we ended up selecting from Dilorenzo! It's kinda silly how you choose the benchtop and cabinets away from the tiling selection. And then the tiling selection can still change depending on what they have in stock by the time you need tiles! What about external colour choices? Did you go through a preliminary selection so you can have an idea of the impact on the tender?
