I am pretty sure we can also choose from dilorenzo they where mentioned but they didn't give us any paperwork or brochures from them do they have a good range? I am trying to leave a buffer in our budget for some upgrades just dont want to sacrifice if I don't have to. The layout of the showroom was nice and had combinations that you can choose from which made things easier. You can still mix and match but it does make things easier. Have meeting with mortgage broker tomorrow will know what sort of buffer we will have after this meeting. The costs post contract has that come from earth works? Paint colours can be hard. Do you need to match existing furniture? What are you doing for floors? Do share your thoughts on the colours - everyone loves that part of the journey Re: Building a Sekisui house West Wallsend 25Jan 29, 2015 9:18 pm Well met with conveyancer and the land is still not registered at it full size, it is supposed to have undergone a title change to include an extra 150m2. However nothing has happened since september, i don't know how much longer this will all take i am getting really frustrated. Feels like just as i thought we where moving forward, we get knocked back a few steps. I will put up some choices in the coming days as i have a couple days off work. The hardest thing about the paint is finding a colour my husband and i both agree on. Also been wondering whether it is worth upgrading to a 3 coat paint system or whether the money is worth spending somewhere else. We don't have existing furniture but it will go with just about anything and we keeping it fairly neutral. yvonneh what are tiger tails? And the build side is frustrating but as a level I'd put pre build at 8/10 frustration whilst build is more 5/10. I suppose at least we have someone to talk to (SS) about stuff and mostly it's rain that's annoying. With the paint my husband and I just marked up on the colour sheet the ones we liked and the ones that had both our initials against it we looked into further. We used a white sheet with a hole it in to see what it would look like against white (we were doing whiteish trim) and we got paint sample pots. We got a quote on the 3 coat system and decided against it. Mainly because we have painted so many times before (every other house in fact! Painting is fairly easy. I'd def be opting to spend it elsewhere. Structural things you can't change. I'd def opt for things like bricks above windows (for example ) or a larger x room or a basin in the WC or nicer bricks or windows or higher grade tiles or an upgraded toilet suite etc (I could go on ) Tiger tails are safety tabs they put on overhead powerlines. I don't think you will have that problem as new builds tend to have underground power. So I am attaching initial colour thought for kitchen the brushed laminex will be for island bench backing and will surrounded by our caeserstone bench top, hope its going to look ok. I don't like grout so the white glass should help. And I get to use it as a whiteboard (good for shopping lists or notes to the husband!) You can do any colour since you have gone neutral/grey tones. Black. Or a metallic. Or stainless steel. Or caesarstone. Depends on how daring you are. I see the reds and other bright colours and I think "wow" but it's just not me! I like the look of subway tiles but again it's the whole grout thing that holds me back... and in my case the glass splashback (starphire sp?) was included in the promotion so we just went with that. I was tempted to ask how much a printed glass splashback was going to be (and have it printed with subway tiles!) but then I think the white will last longer in terms of being 'in' and more practical in my case. If only it came magnetic Re: Building a Sekisui house West Wallsend 31Feb 26, 2015 11:04 am Well not much happening here, everything is going alot slower then I had hoped, we are still waiting for the land to finalise which I have beem advised could take up to another 12 months as the road needs through crown lands and this can only occur if council agrees to close the road at the march meeting as there as been objections from the public. Although it is not an actual road atm just marked on the map as a road reserve. So we are still organising everything for the house and hoping the contract doesn't change much while we are waiting for the land. Decisions we have made so far Exterior: PGH Gravel Brickw Monument colour bond roof Monument gutters Fascia unsure but thinking shale grey. But not convinced As for internal wood look tiles for the flooring but carpet for bedrooms. Will put pics up later of choices we have so far including kitchen choices. Have colour appointment on the 31st March, just checked council website and agenda for next weeks council meeting to find out that the road closure went infront of council on the 9th March and the application to close the road has been carried, so yay that sounds like a win. I am uploading recent plans which are mostly complete there are a few changes left to be added on. which are: 1] Increase length of island bench by .5m to allow for rubbish cupboard. 2] Shelving to be increased in WIP however allow alcove for upright freezer. 3] Increase size of window in lounge as it on the east side. 4] Change full brick pillars at the front of the house to 1m brick with sand stone capping and then wood support beams to roof. I will post pics of choices once i have my internal tile samples which should be next week I will attach a sample of the tile i am considering for our floor. Wish we knew when our land will be ready to build on. I suspect it will add tile cost though. Also the ensuite door looks straight at the loo. Not sure if you care... Also what's the purpose of dividing the pantry and laundry? Re: Building a Sekisui house West Wallsend 34Mar 18, 2015 9:43 pm Thanks Yvonneh, You know i had worried about the size in the WC but it hadn't occured to me to move the door forward think i may just do that, wouldn't think the increase cost of tiling will be too great. I tried to re arrange the ensuite but it just doesn't turn out the way I like it so i left it. I separated the laundry and WIP saw the door as a waste of space and wanted the extra wall space. Recent things I have been thinking about, thinking about purchasing items such as down lights cieling fans, dishwasher and other items we are going to require when they come on special. Just electrician doesn't mind installing items he hasn't purchased. not real sure of the process there. Also think i maybe getting a bit ahead of myself. I think it'd be worth bringing that WC wall forward if you can to give a bit extra space in there. Hmm I wonder how that ensuite could be rearranged. West Wallsend is in a heritage precinct the same as Teralba - have they mentioned anything to you about it? Not sure if the new subdivision has been put inside it or not? Maybe worth checking so you don't run into the same problems we're having! Further update on land spoke to council this morning they are preparing the application for crown lands and will have that done within the week. Crown land have 60 days to process the application unless info is missing then time starts all over again. So fingers crossed something may happen this year yay.
