Browse Forums Building A New House 1 Dec 22, 2014 9:00 pm My wife and I have just purchased a block in Nailsworth, Adelaide. It is a 600m2 Corner block. We have started investigating custom builds to suit the block but the prices are heading towards $380- 400K which is more than we would like to spend. The block has some limitations as we need to have the garage on the left side of the block as the driveway has to be at least 9m from the corner. We also plan to put the main bedroom on this side for peace and quiet. We also want the laundry on the right side close to the road because we cant build any closer than 2m to the boundry on this side and want the clothes line there. We like the look of the Metricon Haven however it would need some big tweeks- ie moving the side the laundry is on. We plan on going a decent build spec- Caesar stone in kitchen, adding a butlers pantry, tiles to ceiling level in bathrooms, outdoor room, increasing the total build size to about 300m2. Are Metricon that flexible? We would like to be moved in with fences up (no landscaping) for about $350k total build price. Don't know about the clerestory windows but as well as changing room sizes we did things like - Moved wardrobes to different rooms making what was originally a media room into a bedroom and the bedroom becoming a small sitting room for a teenager. It may depend on where you are, dunno if Adelaide has as much building activity going on as I see in Sydney; I suspect flexibility goes out the window if they're busy. Although on the topic of clerestory windows; I think the biggest problem you'll have with making modifications is whether Metricon's suppliers in Adelaide can supply the stuff you want fitted. I just Googled what "clerestory windows" are, and given the name doesn't relate to a product but to where they're fitted, you may be OK - however it seems as though maybe you'd be messing with ceiling heights too much (or even roof structure) to fit something like that, so maybe it'd be outside their scope. Re: How flexible is Metricon? 6Dec 23, 2014 7:58 pm When Metricon came here (2011) they weren't flexible at all and had hardly any houses in their Collection. We couldn't build with them because we had several issues like yours where we wanted to flip back half of their plan or move rooms around. We put building off a couple of years and went back to see what they were doing earlier this year. They now build so many more 'models' here. We found one we liked that only needed a few tweaks (move a non structrual wall and door) and nearly went with it. But I don't think they'll modify anything heavily. In the end we decided on Simonds who's finish and design quality we're comparable and had much higher quality standard specs and better inclusions. and there were several people's builds in here that I followed who were very happy with them. We looked at the Metricon Elysian with ceiling to tiles in bathrooms, A/C, Ceasarstone in wet rooms, 2.7 high ceilings and were quoted $340k. We are getting our Simonds home built for that which has same plus: 2.6 ceilings upstairs too Higher internal doors downstairs Four feature glass/timber internal doors downstairs Two sets of sliding cavity doors Feature wall niches Bath in our humongous ensuite We are getting a 3x3 metre WIR! Butlers pantry with full cupboards (inc overheads) on both walls of it Ginormous alfresco on the slab Etc, etc. The list goes on and so does the bank loan! Re: How flexible is Metricon? 7Dec 23, 2014 8:42 pm We are currently building the Lincoln 29 (plus grand alfresco brings it to 293m2) with Metricon in Adelaide. We found them to be flexible with structural changes. Relocating a wall to expand laundry, changing window size and location, feature opening in sitting room wall, adding column and provisions for future gas fire place just to name a few. We have a butlers pantry, 2.1m bathroom and ensuite tiling, stone tops in the kitchen, bathroom and ensuite and added 20m2 to the alfresco. We increased ceiling heights, added two rooms, changed lots of windows and a whole lot more. Anything that wasn't standard was an issue as we went through the process. Changes not communicated, not correct on plan despite many attempts to get them to correct it. Also as for price. The base price of our house was $185000, by the time we added a few upgrades (not many) and all the 'hidden' costs our contract was over $300 000+. If you have a strict budget I would be sussing out those costs right up front. We enquired about them but I think the person we spoke to had very little idea. We didn't end up going with them and are using a local builder, the process has been much easier!
