Browse Forums Building A New House 1 Jun 14, 2008 6:19 pm We have a block in the Alamanda estate.
PD have quoted us either $9500 fixed site costs or they can do a soil test and survey and we have to pay site costs based on that. We have heard that the site costs coming out of Point Cook have been very low (5-6k) So what should we do? Has anyone else built in Point Cook and do you mind sharing what your site costs were? Re: Fixed price site costs or soil test and survey?Point Cook 2Jun 14, 2008 7:38 pm When we dealt with PD before (though we didn't end up with them), they quoted $7K for the site costs (H slab).
Some smaller builders quoted lower... but with M, we ended up with around $8k... shouldn't be over than that... ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Fixed price site costs or soil test and survey?Point Cook 3Jun 14, 2008 7:56 pm Good Ol Site Costs....our PD 'site costs' quote for a M slab, 0.7m fall, started at $3k then $8k and ended up being $12k. We weren't happy about it, complained, insisted on a break down in costs which they provided but at the end of the day....they did not reduce it. Said the site costs were fair. We had two options, continue with PD or choose another builder...we stayed with PD Re: Fixed price site costs or soil test and survey?Point Cook 5Jun 14, 2008 9:01 pm May be worth trying to get an engineering plan for your stage if you don't have on already. Check if the lot will contain fill, if so it will push your site costs up. Our block had 400mm or so of fill in Innisfail, pushed our site costs for a H class lab to $13k. Was a bit of a shock after being told that the $10k in the sales quote would likely come down. Hi guys, First time poster! >.< With fixed site costs, can someone explain to me whether it is literally fixed (as in thats what you pay whether it will cost more or less than that quoted figure) or a cost cap for your site costs? For instance i've been quoted 9.2k fixed site costs on my block of land (innisfail estate) that is to be settled in Feb 09'. Obviously there have been some preliminary soil tests and surveying done on the block to determine this figure. If for instance we come to Feb next year and there is another soil test done, the site costs come out to be say... 7k or 8k, does that mean we're stuck paying 9.2k because we locked in the 'fixed site cost' figure, or will we get a rebate of the difference? can anyone explain to me please?? We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37142 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13098 Hi Building Expert, Thank you for the feedback, much appreciated, there is also a code of conduct for building surveyors which they need to follow as well.
