Browse Forums Building A New House 1 Dec 13, 2014 5:04 pm HI Everyone Just after everyones opinions here as to what people think of overall quality between eden Brae and Mcdonald Jones. Driving around an estate in Newcastle I noticed Mcdonald Jones homes EVERYWHERE. 1 eden Brae home, a few coral homes a few masterton and a few small builders homes. Just thinking obviously Mcdonald Jones Homes alot of people like and choose to build with them. Im guessing Eden Brae is probably more popular in Sydney region. What are everyones thoughts. This is because a friend of mine built with Eden Brae in lake macquarie & had a bad experience. Took 15months to build amongst other things. But in saying that online there are alot of great reviews. I thing I dont like about Eden Brae is they ask for a 5% own funded not bank loan funded deposit so its approx $16K months before any constructions starts. Eden Brae guaranteed us that they will start the build on the promised date and if there are any hold ups it will be our own fault so they say. For protection we can pay $750 which fixes the tender and covers us if building is delayed..... Just driving around all the estates up here its Mcdonald Jones homes everywhere..... not many Eden Brae at all. You will find most if not all builders ask for 5% deposit months before any construction starts. I am not sure about the $750. Usually builders require an upfront fee of say $1,000 - $2,000 I thought that secured your tender. Then I believe plans are drawn up etc and then you pay the 5% deposit (less the upfront deposit) as far as I am aware. Eden Brae have a 12 month fixed price lock down, & every month past that is $1000 per month until your build starts. Delays like this could be because of unregistered land and not being able to build on yet. This security certainly saves you 1000's in the long run considering Eden Brae have had a $2000 price rise per month in Oct, Nov & now another coming 1st Jan 2015 that's why we secured. Our land is due to be registered in November 2015 at Averys Rise Heddon Greta. McDonald Jones however WAS the top pick for us on our leader board of builders, but the deal breaker was that McDonald Jones can only offer a 6 month lock down price & then $1000 per month after that. They say this time next year their price rise could be another $15,000 more than it is now, makes you wonder how they can give away "free air con & a $5000 upgrade package worth $40,000 We would have been slogged with around 6-7k extra til when our land was registered which is just not in our budget, so Eden Brae won and have come in under McDonald Jones pricing. If you look through the display homes at Chisholm MJH just seem to be finished better and seem more classy. Keep in mind also the MJH homes up there are around 10 years old and still look fantastic. We are building the MJH Monaco one which is one of the display homes at Chisolm. We went to their display homes in Gregory Hills NSW and we loved the designs and fantastic features EB had. To us the MJH looked dated and had some odd design features. Overall EB used the space better and had a really modern feel. This makes it night on impossible to compare on quality, unless you can have a look at very recently built houses in your area. Of course you can more widely compare style & the fittings that are used; but that's about personal taste. Another thing you must be able to compare (but unsure how) is the company's attitude to fixing things which aren't done properly; that's probably more important than anything else if you don't have exactly the same humans building your house as were building the houses you compared to. And one final thing ... I guess ... at least to my logic (I may be wrong) ... if they couldn't be bothered to build the display home to a decent standard, then what chance they'll do yours? One particular company we were initially interested-in due to being built with proper insulation & PVC double-glazing had such poor build-quality in their display homes at Homeworld South that we were completely turned off!
