Signed the loan doc's but still waiting for the mortgage docs to come through. One thing I wasnt made aware of was the requirement for my guarantor to go to a solicitor to have legal advice and sign those documents..... lucky I found a flat rate one not too far away. Bit of an oversight by the broker and bank... On the visit to the block last weekend, I confirmed that the powerdome has been put in my driveway. I did some research and Western Power have a 1mx1m area from the boundary to install their services, but as I never received any plans or info from the developer regarding where these services would be located, my builder went ahead and put the garage and drive in the developers preferred location!!! which of course is where the powerdome now is. Also my neighbour has a huge NBN service in their driveway!! Makes me so angry. 490mm from boundary: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My Build: viewtopic.php?f=31&t=74866 Re: Byford Central - M3 Residential - Pre Start Completed 27Feb 25, 2015 4:42 pm Oh Excited - things are happening Oh wow trades... they get given plans but I swear they never learn how to read or have no common sense I will drop in again soon to see how you are going - how long to slab?? Re: Byford Central - M3 Residential - Pre Start Completed 28Feb 25, 2015 5:01 pm Hahaha yeh I seem to see that Im a bit worried that I wont be able to pop by the block often, and only on weekends... I need to keep an eye on things! Settlement on the 3/3, and then plans to council I think? so after that? A month or two? Still need to get the lights for the kitchen island, will post some pics up later of what I want My Build: viewtopic.php?f=31&t=74866 Re: Byford Central - M3 Residential - Pre Start Completed 33Mar 06, 2015 10:11 am Update on the block - Settlement due TODAY! Power Dome - Getting no where, will likely need to pay for it to be moved at a later date Rear retaining wall - Cracks noticed and reported to developer, they are having their civil contractor repair it and undertake a full structural report, and if it is structurally unsound they will fix it. Concrete leftovers - Removed. Frontage - Measured out the length of my drivway - 3.5m, realised it wasnt long enough for a car to park, so got the builder to push the design back on the block to the min rear setback of 4m. Which only gained 0.9m but better than nothing. My Build: viewtopic.php?f=31&t=74866 Re: Byford Central - M3 Residential - Waiting for Site Works 38May 19, 2015 7:01 pm Nice timing!! I actually just received an email from M3 attaching a letter from the council for NOT COMPLYING AND NO BUILDING PERMIT WILL BE ISSUED!!! 4 Items - Garage is too wide according to DAP - Incorrect DAP States garage does not exceed max width - Council F^&$K up Visually permeable fencing on the rear of lot - Shows this in Survey which Im guessing was sent to council? - Council f&$*K up Not providing BAL 12.5 information to council - M3 know that my block is BAL 12.5 as I have harassed them about it, and they can't even forward the right information onto the council. AND THE MOST IMPORTANT - Front entrance cannot be to the side of the house but must be to the front according to R Codes - This is the biggest design factor in my home. If this needs to change, I may as well sell the lot and buy somewhere else. M3 in their email have said they will make contact as these will require revisions!!! NO THEY F^$&*#$G WONT! M3 designed the side entrance and have the qualified people to know if their designs meet R Codes!!! MORE DELAYS!! Im guessing the promise of my house being completed before the end of the year is pretty much out of sight. NOT F&*$(^G HAPPY!!!
