First of all thank you all on this forum in deciding and guiding us in right direction for building our new home. Initially we signed up with custom builder and wasted two months dealing with unprofessional people in building industry and lost my initial deposit paid to them. (anyone interested who they are can PM me) Finally we have signed our tender/contracts yesterday with Henley and pretty excited for the construction to start. Hoping for the construction start in mid-February as we are on fast-track program with Henley and they have promised to start construction within 12 weeks (We signed with Henley on 19th November) subject to building permit issued within time frame. I’ll share my inclusion list as per below: Home: Henley Monterey Nouveau Q1 MK2 • Certainty fixed site cost • Waffle pod slab • H1 category block as per soil test report • Bushfire requirements • 6 star energy rating External: • Broadway façade – option 2 part render • Austral - Truffle brick and off-white mortar (chosen external scheme and got upgraded cat 3 brick at no cost) • Monument colorbond roof • Sarking under colorbond roof • Double garage plus (extension by 2.04 meter) • Rear garage roller door – jasper • Capped hot & cold water point including 1 waste point in garage for future • Double power point to garage wall • Brickwork above sectional overhead door in garage in lieu of standard infill • MAD104 - 920 X 2040 front door • Omni trilock to front entry • Upgraded to translucent door and side panel • Timber windows to front • 86mm step down to garage (at a cost of $450) didn’t understand why they planned house & garage on same level but we prefer garage to be down level. Internal: • Ceiling height 2570 • Provisions for future NBN • Bed 5 option • Upgraded to corner less sliding doors to alfresco • 5 star ducted heating 4 zones Kitchen: • Portrait doors overhead • 1 set of 3 uneven potdrawers to kitchen bench in lieu of portrait doors • Portrait doors above fridge space • 820 mm cavity sliding door to butler’s pantry • Butler’s pantry door as shown in display • 40mm caesarstone benchtop to island and rear bench tops in kitchen • 40mm double waterfall island bench feature • Rear overhang island bench top option • Kitchen sink & mixer as per standard • Ducted range hood through the roof • Upright cooker with black trim • Rangehood with black trim • Standard dishwasher • Double power point to other side of side panel as well. Laundry: • Option 1 (basically didn’t upgrade) just the laundry trough with 2 portrait doors • Upgraded to cat 2 300*600 tiles to walls & floors Vanity Styles: Upgraded to 3 equal drawers in ensuite and bathrooms Ensuite/Bathroom/Powderroom • Upgraded to rectangular twin shower head. • Upgraded to square taps/bath sprout/ mixer etc • Upgraded to cat 2 300*600 tiles to walls & floors (we have been charged additional $295 to lay 300*600 tiles. We are looking at building the Monterey Belle Q2 with pretty similar additions to you. We had tender last week but have not signed as yet. We are doing a KDR and site costs are still a bit of an issue for us. I didn't think you could have off white mortar with the colour schemes, that's a bonus. Initially I also thought going with their exterior scheme, I can't choose the off-white but the girl @cosham said if we prefer that we can have it as it's an upgrade. Site cost was Ok with us as we opted for fixed site cost and there was no surprise during tender. Although Henley have to upgrade my slab to H1 and additional beams at the back due to easement but that's all covered because of fixed site cost contract. Good luck for a feb start! Yeah I think they have changed the board, previously I noticed that even off-white mortar was part of the external board but now they have taken it off. Not sure about the render color. Thought will go with the external colour scheme as it isn't too bad!
