Will report back as to the outcome. He did mention the slope will make landscape expensive (yikes!) Anyone know of a local landscaper who is familiar with the area? Take a look at page 82 of https://www.campbelltown.nsw.gov.au/fil ... esnity.pdf there are also Macarthur Heights specific setbacks which for memory are 4m at front and back. Just depends if you go through Campbelltown Council or not. The other thing to bear in mind is the slope of your block as this may put restrictions on where you put your house on the block. We had to put our house further back on our block to maintain a reasonable slope for the driveway. Although this may vary depending on your builder. Who are you building with? Our budget to build the house is around 330K only so it is important for us to have an idea of all extra costs that we could potentially have. Soil is highly reactive and saline affected at Macarthur Heights so you will require a H class slab and drop edge beams You will not getaway with standard site costs either. Our block was relatively flat but had a steep front. All up our site costs were about an extra 20K. You will also have additional build costs for your BAL rating. We are in stage 3 and our rating is 29. Depending on what type of home you want, 330K only going to get you something relatively small with very few upgrades when you factor in the site costs. It's probably one of the flattest blocks in Mac heights and has fill but that price includes the cost of complying wth BAL of 12,9, the stage 4 acoustic report and encasing the sewer line. Thats pretty much turn key as well as it includes fencing and landscaping. We're now being asked to pay 2.5k to get the plans drawn up but what I am missing is at which stage do they provide a fixed price? I'm hoping after we pay this amount the estimate won't blow out. I am planning to do double storey and they dont do double storey otherwise they would be my first choice. I am working with New Edge Homes. It's those mandatory costs I am talking about. I'm also in Poulton Terrace, the main things are as mentioned the BAL and complance with the acoustic report. My BAL assessment came in at 12.5 and I'm directly accross from bush. Other possible site costs are if they hit rock but fingers crossed on that. Also if your build is close to the sewer line you may be up for encasing the sewer which is quite a hefty cost but I expect most blocks won't have that problem. Hopefully nothing else but you never know when building a house. The flyscreens will most likely be included in the BAL costs. We are also opposite a bush corridor in Stage 3 and our builder assessed 12.5. We knew this was wrong as other properties further away from the corridor were assessed by council at 19.5 so we got a report from a bushfire expert to submit to Council. That came in at 29.
