After Rawson gave us our initial tender there were still upgrade costs for external and internal selections, electrical, tiles. You will also need to budget for landscaping too. thanks for that. I actually meant site cost blow out -I understand upgrades I'll have to factor in along with landscape, fencing, blinds, fly screens etc. We've asked the builder to check for and include Fire and Acoustics and obviously the 2-3m slope! New Living Homes, part of the Masterton Group. We got our estimate from NLH and looks decent. We're now being asked to pay 2.5k to get the plans drawn up but what I am missing is at which stage do they provide a fixed price? I'm hoping after we pay this amount the estimate won't blow out. We're on Poulton Trc. New Living is reliable. My Brother build with them and he was very happy with them. I am planning to do double storey and they dont do double storey otherwise they would be my first choice. I am working with New Edge Homes. It's those mandatory costs I am talking about. I'm also in Poulton Terrace, the main things are as mentioned the BAL and complance with the acoustic report. My BAL assessment came in at 12.5 and I'm directly accross from bush. Other possible site costs are if they hit rock but fingers crossed on that. Also if your build is close to the sewer line you may be up for encasing the sewer which is quite a hefty cost but I expect most blocks won't have that problem. Hopefully nothing else but you never know when building a house. The flyscreens will most likely be included in the BAL costs. We are also opposite a bush corridor in Stage 3 and our builder assessed 12.5. We knew this was wrong as other properties further away from the corridor were assessed by council at 19.5 so we got a report from a bushfire expert to submit to Council. That came in at 29.
