Browse Forums Building A New House 1 Dec 06, 2014 8:21 pm Hi, we just got our first ever tender...a bit excited! The home we are looking at has a promotion to save $15K. With this home you can't make any changes to it as it's a promotion all the materials are already set eg, you can't swap the media room to bed 1. It is also total turnkey. We are happy with the layout etc anyway. So today I got the tender which specified the dollar amount of the Bal & flow system. The rest of the tender for bedrooms, ensuite, living etc just said as per home inclusions? There was no broken down cost for anything at all? Is this normal? I have never seen a tender before & my partner doesn't think it's right & are getting ripped off as they didnt include anything?? This is for a 25sq home 4bed, 2bath, 3 living & 2car it comes to $251,000. What do you think? Re: Tender help 2Dec 06, 2014 8:36 pm Seems cheap to me, what are the finishes like? If they're good then that's a fantastic deal! That's the same price as my tender, my house is 20sq 3 bed, 2 car, 2 living, alfresco, but I have a high level of inclusions, 12.5 bal and I included a driveway ducted aircon option etc. My tender specified everything that was included as standard for my inclusion package and anything extra had exact pricing for me. Re: Tender help 3Dec 06, 2014 9:48 pm Our tender was about 7 pages long, contained specifics, broken down into site requirements, energy, external, kitchen, electrical, bathroom, other, and bits and bobs. There was also another document accompanying the tender about 5 pages long which set out standard inclusions that we get. 29sq - 4 bed, 1 study, 2 living, 1 alfresco, 1 dining, 2 garage, driveway, front landscaping, flooring, blinds and several other upgrades in the same ballpark $ price as you. --- Re: Tender help 4Dec 07, 2014 6:25 am Thanks, we have not included anything as the inclusions list has provided pretty much everything. We will probably get additional tv points but thats about it! The finishes are great, Down lights, dulux low sheen 3 coat paint finish to walls & enamel to doors, smartstone bench stops, also includes flyscreens, antenna, letter box, driveway, fencing, turf, blinds, flooring throughout. 19 Bal. We were worried that because they didnt specify each item & price that they were hiding something! Not sure is this is normal. If we add an extra item I am assuming this would get added with the price? Re: Tender help 6Dec 07, 2014 11:33 am wow that's a great price, Im interested in who the builder is too Re: Tender help 7Dec 07, 2014 12:01 pm Pink86 Thanks, we have not included anything as the inclusions list has provided pretty much everything.
