I have even seen the Grange 25(ish) at North Lakes, the Grange 28 at Hervey Bay and the Grange 26 at Sunshine Coast. Such a good design no matter which size it is. Liked the colours in that display much more than the North Lakes display I loved the colours in the Grange at Hervey Bay. When I told Mel at the colour appointment, she said that she had done that house so that made our colour appointment so much easier. I’m pretty sure they are trying to space out the other builds in our estate. We got building approval on 27 February. We were given an estimated start date in our contract of 13 April, so hoping this will be right. What was the estimated start date in yours? They won’t even give us a start day yet. Chloe said by the end of the week they should have one for us. I’m so frustrated! I gave them a mouth full on Friday and now she’s finally getting things moving. We had building approval over a month ago then got our building Cert a week after that and all finance and everything is ready to go. I have no idea why there is such a hold up? Maybe the comm games? Who knows we are in northern nsw not far from Gold Coast. There is a part in the contract (Consumer Building Guide Part 14, around page 5) that has an anticipated start date. Our contract was dated 27 January 2018 and the aniticipated start date is either 60 days from contract date or will be stated. Our says 13 April 2018. This is about what we expected when doing our tender and talking to the sales consultant - 4 -6 weeks for building approval, 2 weeks for colour and electrical variations, 2 weeks for covenant approval and then 2 weeks for start date. Which makes it around 13 April (taking into account Easter). Coral have came back and told me that this cannot be done anymore as it's a hazard and they dont want to take any liability basically. I also suggested that if they just do the concrete slab and I will have it tiled later but apparently the works wont be signed off? Is this true, is this a thing? Has anyone experienced something similar? It's disappointing that they have display homes built this way but dont offer it anymore. TIA! My guess is coral is big on moisture/water on the slab as they use the waffle pod system. Your request to extend slab past eaves probably increases their risk. We have just handed over and our supervisor emphasised two major things to be aware of which is no water/moisture near the slab and termites. Your only option would be to do it yourself after handover. They don't always use the waffle pod system, we don't have it. Coral (apparently) do not have the engineering expertise to do anything other than waffle pod slab. Coral Homes do both conventional and waffle pod slabs as we recently had a conventional slab as part of our Coral Homes build. It is purely up to the engineers requests and for the most part QLD has reactive clay soil so waffle pods are more economical and better suited to soil. It will all depend on the engineers requests and your soil test results, Coral does not have much choice in this. Hope this helps. Your only option would be to do it yourself after handover. brodav83 Coral (apparently) do not have the engineering expertise to do anything other than waffle pod slab. we didn't get a waffle slab, but the full concrete as that was our soil according to their engineers... we also wanted alfresco slab extended past the eves towards the neighboring fence and they have agreed and quoted us but we then pulled it out due to the cost and delays with council approval as it required water drainage away from the neighbors fence to be engineered ... so we decided we'll just extend it with deco-wood without slab after we move in (cheaper and faster that way). This forum really scared me but I'm thankful I listened to local area/region reviews. Our build is at PCI and we are handing over next week. 15 week build excl. Christmass shutdown, we are very happy with our experience so far. At the end of the day Coral is a large company and there are many variables that could impact our experience. At sales stage I went through the estimate and plans with a fine tooth comb, made change after change before spending $1. We didn't pay our deposit for soil test until we were sure Coral homes were the builder we wanted. We went to Dixon, GJ Gardener, Adenbrook, Perry and Pikon homes as well and received detailed quotes and plams. Examined every inclusion and exclusion. Coral homes was the best value by far. Our block is flat as can be (M class soil) and our plan single storey and simple. We made no major structural changes. We exchanged land contracts in August 2016 but the land was yet to be registered. Our sales consultant encouraged us to lock in prices with Coral which we were hesitant given that land registration was uncertain, we ended up taking her advice and signing in September 2016. We didn't pay our 10% until the land registered which was 12 months later. We saved $17k in base price by listening to our sales consultant I downloaded the current prices and that is how much they've increased! That is only the base price. We had to pay $4.5k variation for going over the contract date, but given the price increase we still saved $12k. Our experience with head office was outstanding our pre-site CSO was on the ball, if anything I let her down by not submitting our driveway application to council quick enough. She was hassling council my bank and everyone that she was waiting on to get our build started. When I read the admin issues on here I was very surprised given our experience. Once we got the approval from their certifier she had our start date issued in 4 days and the actual start date was 2 weeks later. Our onsite experience was good too. Any issues our SS fixed. He was on the ball. We didn't have too many. Biggest one was kitchen slashback being laid the wrong pattern. He had it fixed and a picutre sent to me in less than 24 hours which I was very impressed by. I hope my experience gives some people hope. And I sincerely hope the ones who have regretted choosing Coral Homes have their issues fixed and find some serious compensation. We are first home owners and we were really nervous going into this, and I have to say I would build with Coral again in a heartbeat. We are in Coffs Harbour. You're so lucky then, a bit of pot-luck I suppose, depending on the region/area, and even then depends on the individual Site Manager, e.g. in 25 weeks so far (excl. 3 week Xmas shutdown) we now have 4th site supervisor they send from QLD, and even then they're finishing another house around the corner (which started later) before ours ... probablt because they made a big boo-boo and at the start made a bigger roof (for Noosa 25/26) instead of Noosa 23/24, so they had to scramble with engineering and are still to move 2 walls to fix this. To me, it sounds like the builders don't pay the painters enough money or they don't give them enough time and they have to rush. It would be so much easier and cheaper if it was done right the first time. We just started at the front of the house inside, cause it was pouring. Went room by room with tape for any paint issues or any other damage. Tested every PowerPoint/light switch making sure everything worked. Opened every door and window etc, then walked around the entire outside of house, marked everything that needed fixing. Came back inside, ss had a form on his iPad, outlining all the issues. Gave us our handover date. Took about 2.5 hours for us. But I had also ran into our ss the week before, pointed out issues and he had already fixed them. I hope so too You should check your detail drawings, it may show downpipe within brick pier. 14 14078 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
