We are just beyond gutted! Gosh so terrible what does yr soliciter say? Can you sue for emotional & financial stress? Re: Coral Homes general build thread 10764Apr 07, 2018 12:23 pm Hi all, We are building with coral homes and our commencement date 02/04/2018 is long overdue due to delays in getting approval from the private certifier. Our plans for approval were lodged on 12th January 2018. A clause in the contract states: "Where commencement is delayed due to a cause of delay for which the builder is not responsible, the owner must pay to the builder, as a debt due and payable, $750 for each 28 day period or any part thereof that commencement is delayed after the anticipated start date." Does a delay at council/ private certifier level mean we still have to pay? I am hesitant to ask the CSO first just in case she throws the nasty curve ball at us. And i want to be ready to challenge this from people's experience with coral homes. Many thanks, Pablo Re: Coral Homes general build thread 10765Apr 07, 2018 12:35 pm Kejayetu Hi all, We are building with coral homes and our commencement date 02/04/2018 is long overdue due to delays in getting approval from the private certifier. Now if they need something from the builder then they are waiting on them. I had to contact our certifier in the end because coral homes wasn’t getting things to them. I agree this part was so *******. we did not have that clause & we were well delayed due to issues with retaining (C saying we couldn't do what we wanted to but not actually asking the certifier if poss ), in the end we called Cert direct & they said yeah no prob perhaps due to the long admin/cert process C are trying to recoup costs by putting it back on owner. I would contact the cert to work out exactly what delay was so you know just in case they try charge you. Re: Coral Homes general build thread 10767Apr 07, 2018 4:55 pm Coming up to colour appointment soon. Does anyone know if any of the kitchen sink options have optional 'infill' dish drainer trays OR dish stacker racks that fit inside the sink, made specially for that sink?. We have had a visit, but this is something we have seen elsewhere afterwards, so are unsure if Coral offer any similar options. Re: Coral Homes general build thread 10770Apr 09, 2018 4:22 pm Going on 6 weeks since we received building approval. Still no start date! What a joke coral homes! They were trying to tell us we needed retaining walls. And we kept questioning it, as our block is pretty much flat. They finally gave in and said it was a mistake and that we don’t need them. Blaming it on our council for wrong ascon plans. Mean while we had no clue to what was really going on. So I had to get raise it higher with management to get some real answers. They wonder why I kept asking for communication and then question why I getting frustrated. Ahh! Our sales consultant was so shocked to hear of the hold up. And sent coral an email on our behalf to say it wasn’t acceptable. We called coral 5 times today. And they said we would receive the start day today.. still no answer. This is the third time they promised us a start date by the end of day. Yep still waiting. They didn't want to divulge any information as instructed us to check with the builder instead. The lady on the phone did mention though that they waiting for additional paperwork from coral homes. Coral homes said when i last checked that the certifier was awaiting on a few variations. We signed off on all variations back in January. I guess we just have to be patient and pick a fight if the builder tries to milk pick our pockets for more money due to delays. Gosh I thought just us but C hadn’t given cert some of our paperwork either like BAL rating They obviously don’t send everything over together in one file as they should to prevent errors fingers crossed all goes well Re: Coral Homes general build thread 10775Apr 09, 2018 9:17 pm mj-mac4 BrownDog77 mj-mac4 Going on 6 weeks since we received building approval. Oh MJ so glad you don’t need a retaining wall but it’s crazy isn’t it? We had quite a few metres that they wanted us to do after slab pour & well suprise suprise it wasn’t needed.... really hope you get a date this week 🤞🤞🤞 I got to look inside our place today as pendants were being hung & suprise suprise they’ve done nothing in areas needing fixing.... and our floors will be ruined as there’s clay all over them from trades lucky I don’t love them but not really the point Re: Coral Homes general build thread 10776Apr 10, 2018 11:52 am Thanks BD. I’m quite over this process already. And your build time isn’t giving me much hope with the construction side of things. 🤨 I really hope everything gets finished for you soon BD! I think he prefers dealing with my hubby about to email CSO now but it’s disappointing that some SS feel they can override construction plans & owners choices & do their own thing I think he thought I was a dumb blonde & treated me accordingly lol & blames everyone except himself lots of people do have good builds & ours def has not been bad just disappointing where we are at at present Cs meetings are wed every week so you should def hear something then 🤞 Re: Coral Homes general build thread 10778Apr 10, 2018 1:24 pm BrownDog77 mj-mac4 Thanks BD. Lol CL I was def thinking of you as I was talking to him. He’s so arrogant and even had the audacity to say to me “I’m repeating myself but” lol my reply “yes you are repeating yourself as I heard you first time around” Bahaha he’s an idiot was trying to tell me our lovely cavity was the frames guys fault & would look lovely as a feature with downlights. Umm even if it was a fault with framers your the SS why didn’t you pick it up before it was sheeted, corniced & painted & are you paying for those downlights? 🤣 we also have a hairline crack above sliding door any news on yr front ? You should check your detail drawings, it may show downpipe within brick pier. 14 14106 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13771 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4346 |
