Browse Forums Building A New House Re: Coral Homes general build thread 11361Jan 19, 2019 12:24 pm Sorry ignore previous post is not what I wanted it to say so many errors lol. Hi guys was just wondering if you could help me. We have asked our builder of an interim occupancy certificate and have been advised that we don’t have one and the builder is saying we don’t need one. We were told by our certifier that one hasn’t been issued because work is still incomplete. unfortunately builder and certifier work together so unsure if we will get a straight answer. I thought we had to at least have an interim occupation certificate in order to occupy our building. We have been in the house for 6 months already without one. Builder even though I told them that fair trading advised that an interim occupation certificate is required still says we don’t??? We have no occupancy certificate, interim or final. Was just curious if anyone has had the same issue, we went through complying development?? Or if someone can confirm if one is required??? I stopped posting long ago because I'm so peeved. Yes I believe you need one, we got a final one from them Re: Coral Homes general build thread 11363Feb 12, 2019 3:01 pm Hi, does anyone have the standard colour inclusions? re:tiles, stone, laminate cabinets, laminate floor boards etc. i know i'm going to want to upgrade. but thought i could check out what is standard first & maybe could make it work. Hi! I know the included stones are Linen, Ginger, Urban, Ice snow and Night Sky. I also have a photo of the included laminate cabinets I can post when I get home. As for the tiles, this is the list of included tiles from National Tiles but I'm not sure about Beaumont. The only thing we really upgraded was from laminate to vinyl flooring and that only cost $89 extra. Re: Coral Homes general build thread 11367Feb 17, 2019 6:07 pm Hi All 😊 We found some mistakes in construction plan that is related to later stage. They still havent fixed it. But the Construction started. Will there be any issue? Is the slab expected to be black? viewtopic.php?f=31&t=93445&p=1837589&hilit=Manhattan+coral+home#p1837589 Re: Coral Homes general build thread 11373Feb 19, 2019 8:42 am When should we Inform the SS regarding the Frame Inspection? Any idea? We have completed our Slab and might be starting Frames today. Please advice. We have asked quote from different building inspectors and waiting. Re: Coral Homes general build thread 11375Feb 19, 2019 5:47 pm A question regarding defects. We have noticed new cracks and bulges where nails are popping out form gyprock. We moved in in Dec' 17. We had defects corrected finally by Coral Homes. First year is over and according to the Building Standards/Code, if certain things appear within two years, it is deemed defective, is this a thing worth pursuing? I was advised by a lawyer who is on the hia board that you should do an inspection prior to the 2 year period and then pass the report on to the builder to have completed. We are noticing chipped tiles everywhere at the moment and I’ll be bringing it up to builder tomorrow. We still have heaps of stuff to get fixed yet which should be happening over the next couple of months. Thanks Ryan2007 I take it that you have been taking photos to prove the chips were done at the time of laying. The builders will find any excuse to get out of it. I can't believe you are still battling on with issues but really doesn't surprise me. Are they major issues? Oh there are way too many for them to indicate that it’s us and they are under and near corners that we would never get to I’ll just go through fair trading. They are all on the corners and seems like the ruler has tried to cover up with grout but now the grout has washed off you can see all the chips. If we were to drop something on them 1 they shouldn’t chip so easy and 2 the chances that something will fall on the edges is so slim they are 600x600 tiles Re: Coral Homes general build thread 11379Feb 19, 2019 6:32 pm You would be surprised Ryan2007. Tiles are expensive and quite frankly not quite what I was expecting. If the glue underneath does not cover the whole of the under tile and sounds 'tinny' yes they crack. We had to have some replaced. We had a stool actually fall on one it really cracked like it was hollow underneath tbh I’ll just get fair trading out for an inspection if they say no then that all we can do but I will at least go that far I know we haven’t caused the chips as they are everywhere in different spots and grout missing You should check your detail drawings, it may show downpipe within brick pier. 14 14120 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13775 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4352 |
