Thank you in advance Re: Coral Homes general build thread 10082Nov 17, 2017 3:25 pm Hudson House Hey there, I am looking for affordable fencing contractors on the Gold Coast, any suggestions? Thank you in advance Cheapest I could find in the Gold Coast were NTD Landscaping and Gardening and Elite Fencing Gold Coast who both were charging $65/m for treated pine fencing. Re: Coral Homes general build thread 10083Nov 17, 2017 3:39 pm Our fence guy never emailed the quote and we have contacted several times with no luck.. so I might give these guys a call Monday. Thanks guys for the number. You guys must be reading my mind lol 👍🏼😁 Re: Coral Homes general build thread 10084Nov 17, 2017 3:50 pm What's everyone's thoughts we don't yet have a practical completion date and our contract date is the 21st of December. So we have to have our bath hobs redone and water proofed then tiles to be finished in those areas this was due to a height error. other than that internally we should be up to painting. Outside they still have to put the roof on the outdoor areas, porch still needs to be done, and balcony balustrade to be put on and still have some tiles missing. Slab to still be poured for the porch and alfresco. my question is there are just under 5 weeks till contract expires so call it 4 to get it all done our last walk through and that gives them a bit of time to fix anything (I'm sure there will be something) my question is do you think it is possible to get in before Christmas or do you think we are going to go over our contract?? We are building the Bahama 37 so a pretty big house. Your thoughts would be appreciated. We have asked this question to them on numerous occasions although the ignore us most of the time. Hi Ryan2007, We are currently in week 10 of our build with the painting just finished and electrical and plumbing installations to go in next week, followed by our tiles carpet, bathroom screens and mirror, security screens and then driveway. We have been told it's tight for an Xmas finish and our home is a single storey Noosa 20, we have been given an estimated PCI of December 18th, although I think we may be doing handover in January in the end. So with our timelines sadly I think it's highly unlikely that your build will be complete by Xmas, but I do hope they get us both in by then (fingers crossed with you) Re: Coral Homes general build thread 10086Nov 17, 2017 4:06 pm Oh this is what we were worried about they are aware also for months that we are renting and have to be out of the house by December. They had a 2 month delay caused by them after start date that they were meant to catch up on but didn't seem to we are pretty worried as we have two kids and no house to live in. They were aware that we were renting and needed them to catch up back in march. We kept asking them constantly through the build and reminding them of our situation. I do hope we get in. Re: Coral Homes general build thread 10087Nov 17, 2017 4:19 pm Remember you get $50 a day once you are over the contract end date. Its not much but does help towards the bills etc Re: Coral Homes general build thread 10088Nov 17, 2017 4:24 pm It's not about the money to be honest its more that our rental agreement ends and we have to be out as the people are moving in!!! They knew this from the get go. If they had told us that we would be delayed then we could have arranged something with the owners but it's just too late now. Coral just never give us a straight answer. I guess we will only see it's just so annoying as they have had 10 months to build this house. They has such bad customer service. Fingers crossed Everything’s crossed for you Re: Coral Homes general build thread 10099Nov 18, 2017 8:33 am So we decided to change something in our plan post contract which was to not have doors to our media room, we asked our SS to just provide a square set opening because later we will add a barn type roller door there. We asked the question of how much the fees etc would be, he informed us that it would be $200 admin fee + $250 draftsman fee + additional material and trades which could be around $600. We thought that was ridiculous for just taking off the doors. Luckily we have a friend who works for Coral who is a draftsman who said would do it for free as it would take her 2mins to change the plan. So now our post contract variation is only $245, which is still ridiculous for removing a door. You should check your detail drawings, it may show downpipe within brick pier. 14 14021 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13718 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 1681 |
