Hope this helps. Re: Coral Homes general build thread 9962Nov 01, 2017 9:57 am H Family Ryan2007 There you go makes sense and saves time Im just going off what I saw on thr block lol and the whole room is waterproof. Hi H Family, It would appear from the pictures that the waterproofing coverage is correct to Australian standard. The appliaction of the membrane product however, will be covered by certification from the installer. As for The Block, I was lucky enough to win a trip to see the block through Beacon Lighting, and we got a good insight to the behind the scenes, quality of finishes etc... Suffice to say that there is a big difference between "camera ready" and "move in" ready Re: Coral Homes general build thread 9963Nov 01, 2017 9:32 pm Not build related but moving related. The last time we moved out of a rental managed by a real estate was 18 years ago. It's been a week since we gave notice of intent to leave and already I've had to arrange to be home for a quote for painting, curtain measuring, 2 carpet quotes and potential tenants coming in tomorrow. Seriously over it already! It is now 1 year since we purchased the land. We are having big difficulties getting the building certificate. The certifier has been unable to obtain the neccesary technical documents from the council for water and sewer depths. I even paid out of my own money for the planning documents from the consultancy firm who did the original subdivision. It took me 12 hours to get them, Coral were unable to do this after 3 weeks. It doesnt matter anyway because the certifier rejected the technical documents on the grounds they were not detailed enough. BS. It labelled the depths and gradients down to the millimetre. Secondly, we have some 88b document stipulating we must have a stormwater retention and detention system built onsite at a cost of thousands of dollars via a post contract variation. Why didnt Coral pick this up during the sales and contract stage?? Thinking of talking to our solicitor from the land purchase to take control of the construction side of it now. Im so over this. What a horrible horrible mess. Never again. Re: Coral Homes general build thread 9965Nov 01, 2017 9:53 pm I wouldnt want to be on the receiving end of my rant to the council tomorrow. How can they not have the water and sewer maps from a subdivision completed last year?!? Re: Coral Homes general build thread 9966Nov 01, 2017 10:25 pm Hi brodav83 I would be concerned that your solicitor at the time you signed the contracts to purchase your block didn't point this out to you. It's like any covernance, bushfire issues etc your solicitor should be the one pointing this out to you to make sure your making the right decision in regards to purchasing your block same goes with puchasing houses that are in flood zones or that might be heritage listed I would certainly be asking them this also. Re: Coral Homes general build thread 9969Nov 02, 2017 5:07 pm thanks BD. Actually had some progress today and the water/sewer issue is resolved. Hopefully this is the beginning of good things we’ve had heaps of set backs but we keep telling ourselves at the end of it all we are going to have our very own house (we’ll the banks too ) makes it a little easier to get through Re: Coral Homes general build thread 9971Nov 02, 2017 9:11 pm We have been told that we should get Home and Contents insurance from PCI. Is this common knowledge? I only got mine then because handover was a day or two later. However I doubt I would have been covered if anything happened to my appliances that I owner supplied as there was no lock on the door lol. I think you would be best to check with your insurer whether they would cover you pre handover with tradies having universal coral keys. Any contractor who works for coral or coral employee, has a universal key that lets them in to all coral builds. This kind of thing might impact your insurance. When do you go away? Have you thought about how you're going to verify PC has been reached on that day? I'm worried that they will just sign it off without you to stop the liquidated damages M Y C U S T O M C O R A L B R O N T E 43 ...............Kitchen! 16 Nov 2016 https://forum.homeone.com.au/viewtopic.php?f=31&t=79581 Re: Coral Homes general build thread 9973Nov 03, 2017 7:10 am MrsJM Corallake We have been told that we should get Home and Contents insurance from PCI. That is our argument with Coral and PCI while we're not there. As far as insurance is concerned, our bank manager actually suggested it so in the process of sorting that out. I thought it would be Coral's responsibility until handover but obviously not. I have just received an invoice Re: Coral Homes general build thread 9975Nov 04, 2017 6:27 am Hi Guys Did you get charged for stormwater, wastewater, water and electrical connections? If so, would you mind sharing how much? I read in the inclusions that an allowance for these is included. In my tender letter i have 4k of fees for these connections :/ Re: Coral Homes general build thread 9976Nov 04, 2017 7:42 am Dylandbrooke Hi Guys Did you get charged for stormwater, wastewater, water and electrical connections? Fixed price contract includes connection to services. What is their justification for extra costs?? I wanted to check and make sure that no one else had these costs in their tender before I ask why im being slugged extra. So im guessing you don't have connection costs included in your tender? The fixed price includes land up to 600m2 and ours is 632m2 - surely we aren't paying 4k for that extra 32m2. Re: Coral Homes general build thread 9978Nov 04, 2017 6:01 pm Did anyone get the Franke sink and Dorf mixer like this one? It's the same as the my choice display. They have mounted it on the sink instead of the stone as was listed in the contract. Want to check if it is stable enough?? Have to agree here ^ Our design consultant insisted on stone mounting our mixer because over time they do apparently become loose when basin mounted. You should check your detail drawings, it may show downpipe within brick pier. 14 14078 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 1767 |
