I have read through a couple of threads and would love any advice possible on things that may be easily missed during the process. I guess my question stems from my reading on another thread in which someone said there was no drain in their laundry and when I queried this with Coral, it seems to be the case for our design and we have had to add it. I am a newbie on anything construction with the added difficultly of probably being interstate for most of the build..... Getting a bit worried finding this thread!! I’m pretty new on here too. I don’t have much advice as we haven’t started construction yet. But we had to add a drain to the laundry to. Thankfully I remembered and asked just before tender was done up and they put it in our contract. I think it cost us $235 for a metal one. I’m pretty new on here too. I don’t have much advice as we haven’t started construction yet. But we had to add a drain to the laundry to. Hope this helps Hi SKND10 we added drain too as we are from WA where I'm pretty sure it's mandatory (could be wrong) so was shocked wet areas here (NSW) aren't the same. However after adding we were then told it won't have any fall to drain so we paid for the grate but water may not run into it - I know ridiculous.... flyscreens also aren't included, check privacy locks as they can sometimes just be on toilets and bathrooms, wall and roof insulation, I think there was a list on H1 somewhere too about things sometimes not included by builders too... or ask away another one missed is fridge width and depth as they can be quite narrow to fit some fridges and the same with garage door height if you have a 4wd we had to get ours raised Re: Coral Homes general build thread 9926Oct 24, 2017 1:37 pm Thanks all! A few things like ceiling fans and pendant lights we are sourcing ourselves. At the end of the day, the difference in cost was minimal between sourcing all our own electrical items and getting the sparky to fit during the construction (after handover, that would be painful depending on what you want to do) At the end of the day everything done through Clipsal has a warranty in case anything fails. By pre-build i mean this silly stage where the council has approved the DA and now trying to attain the construction certificate but the certifier won't provide it. Got so many issues: An 88b Council document stipulates that we need 10000l of stormwater retention/detention. The 8000l water tanks are not sufficient. A rough quote has been completed by Coral but they can't get a straight answer from Council about whether it is absolutely necessary as the BASIX report passed with flying colours without it. For some reason we now need a separate approval to build over sewer lines even though the slab is nowhere near the easement. On top of that, the documents the council have on the easement and service specifications is all 'approximate' figures and the certifier isn't happy with 'approximates'. I know this isn't Coral's issue but my main gripe is the lack of communication. I'm just sitting in the dark picturing the $ signs going up and up and no idea whats going on. Only after making it clear yesterday that i was peeved off did I actually get to talk to the CSO. Trying to remain calm and to remind myself that building a new house isn't easy and there are issues to be expected from every direction. P.S. we don't even have a start date yet. You should check your detail drawings, it may show downpipe within brick pier. 14 14126 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
