We are planning to build Capri 25- our first home , we are working on the contract / tender with the SC and have done few meetings however when she sends us the contract she misses out on certain inclusions that we had requested , when we write back to her she adds the ones that v highlighted n tries to adjust the price and gives us similar price as previous one by removing one or the other item from the list , we have explained to her that v r looking to add all the possible expenses in the contract as v do not want any surprises at the end . Just wondering if it's just me who is having difficult in getting everything added in contract or is it usual with coral ? My advice is to push to have everything in the tender so you can use your home loan to pay for everything Re: Coral Homes general build thread 7413Feb 14, 2017 6:15 am Lashi Hi everyone , I'm new to this forum , so lucky to have found this thread . Re: Coral Homes general build thread 7414Feb 14, 2017 6:50 am Has anyone built with Coral in the Hunter/Central Coaat region? We are building at Wallis Creek (Maitland) and I just wanted to ask some questions about electrical. Thanks
Thanks!
We have just built and moving into our new place at Chisholm. We got our keys Friday. What we did was just included the basic fittings and basic range in the clipsal appt. And a few exta things like put a couple of extra power points and few things more ( as I was unsure about the whole extra work the electrician could do but too). The electrician rang us before he was doing the rough in to go through the plan to see if there was any extra. And that's when we got him to do all our extras. He was great and so reasonable. We supplied all our own lights fans ixl's etc without any issues. In hindsight we would have kept to the very basic and just paid electrician to to everything extra. So much cheaper.
This sounds like exactly what we'd hoped would happen- I love that we can cut out the middle man and go directly to the person who we need to speak to most. Congratulations on moving in- I hope it all goes well! Re: Coral Homes general build thread 7415Feb 14, 2017 12:27 pm Hi Everyone just a few quick questions, hoping someone can help me with?. We originally had Coral doing a retaining wall if required by council in our tender and now that we have contracts it says they can't and we are responsible for it? (due to additional walls because of our design changes) personally I can't see any additional walls we've added ?!? Has this happened to anyone else? And if yes and you are in the Hunter can you recommend a good landscaper / retainer wall company please? (Have asked Ryalls as I know she had to do her own) Also are you all responsible for removing any driveway stones they use during construction for access? and if yes is this an expensive item to allocate for in the budget? Lastly if you upgrade to a package e.g.: kitchen can you get a credit for the standard appliances no longer being used? thanks heaps for any help you may have. By the time the build was finished there was no trace of the stones! It was strange as they had been topped up part way through the build too. Chances are when your driveway is excavated and formed up the Concreter will just scrape whatever is left. Here are the credits we received for deleting appliances- enough to buy our rangehood lol Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ C U S T O M. C O R A L. Re: Coral Homes general build thread 7419Feb 14, 2017 9:34 pm Strange request but does anyone have the booklet from the colour showroom with the doors and handle options? We just want to double check as at our selections we chose all our handles as the non shine handles but on our paperwork it just has product codes. We are 99% sure we chose the non shine front door handle but want to be 100% sure before we ask our SA to change it That was our exciting Valentine's evenings. Discussing door handles. Re: Coral Homes general build thread 7420Feb 14, 2017 9:46 pm So I think I found the handles on the suppliers website. I'm thinking the SC on our selections may mean satin chrome but they have supplied us with a BC bright chrome. Does this seem right? I just don't want to waste our SS time (again) if it's something we will have to fix after handover. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13781 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 4357 |
