I may not be part of the group now, but it's lovely to be able to find an avenue to bounce ideas off of and figure out exactly what I need from a house. Days away from finance being approved and contract being signed and... we have another spanner in the works. But this is a good spanner lol. We had an email from our land developer and they said that full pressure town water is now available in our estate. Previously we were on trickle feed and needed a 31500 litre tank. This will save us a few thousand $$. We just have to double check that we can get it on our block. It will hold up the finance and contract, but that is a wait I am happy to endure. The valuation, finance and contract need to be adjusted, but hey. Finally something is going in our favour! The new home tender letter is supposed to accompany it and it didn't get to him. So it's 30k out at the moment. There's also factors to consider that was mentioned but don't stack up either if you look at it. It's still being worked out between bank and valuer so once all the info is presented it may be fine. Do we approach Stocklands for half the fencing costs or do we wait until the land is sold and then approach the new neighbours? 2: the neighbour on one side of us has paid for a turn key package for his house and has paid to have the fence included. The building company has approached us for half the cost of the fence, which we are fine with but the neighbour has already paid the entire amount and the builder is refusing to refund him the difference. Can we decline to pay the builder the fence cost and pay direct to our neighbour instead? But frickin annoying Ok yep I understand. So what the bank should do is raise a query with the firm and provide them with he additional documents. Once this is done hopefully they will come back with the correct valuation amount. Where are you located? And do you know who the valuation firm is? Unless the builder can prove they only charged the owner for their 'half' of the cost in the turn key package... Or show in their contract that they can make the claim for half the cost. If you check your land contract there will be clause in relation to this that the developer will not contribute to any fencing costs 2. If the fence is already built, you don't have any obligation to pay anyone (builder or owner).. it is a very nice gesture you are planning to pay the half to your neighbour... You should check your detail drawings, it may show downpipe within brick pier. 14 14105 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
