The regulations for laundry waste and drainage is a bit ambiguous. There is no floor waste and no 'fall' to the door in our laundry. Apparently this is standard for coral build and we didn't pick it up. Unfortunately another reason I would NOT recommend Coral to build in NSW. Building with Coral Homes in the Hunter Region We had to ask to add a laundry waste in nsw.. Not sure if the tiler will create a fall to the drain but will double check! My electrician pointed out something interesting yesterday that I hadn't thought about... No step down into my garage... No drain... And seemingly no fall to the edge of the slab. I don't imagine cars will be wet enough for it to matter but still an interesting point and certainly highlights the importance of that front drain we have to install C U S T O M. C O R A L. We are quite concerned about the laundry and garage. We've added drainage also but with the flooding NSW has seen of late they won't stand a chance. We are chasing up the standards/ codes for laundry regs to see if it's an oversight by Coral or something we'll rectify after handover. Long time no chat!! So couldn't help but notice all the talk about the garage step and laundry wastes!! We were really concerned regarding the garage especially when our driveway slopes slightly down! So we have put an extra wide drain in our driveway and also sloped the driveway where it joins the slab to compensate and so far we are all good! As for the laundry, we had added a floor waste anyway but it was also a council requirement for us so check your local council. I still can't speak highly enough of Coral Homes! I know there are still ongoing issues with people but we absolutely love our home and couldn't be happier with the end product!! The tradies all did a good job. Our brickies and painter in particular did a marvelous job. The tiler went out of his way to do what he thought we wanted. Our S.S. was on top of everything and when the inevitable little problems occurred, he had them fixed with no fuss. Our build was super quick. The only problem was at the end when we had about 6 handover dates which totally messed up our after build arrangements. This was caused by Regency, not by Coral. If only all build areas were as good as ours. I really feel for others who have had a terrible journey with Coral through no fault of their own. Not everyone has been as lucky as we have. In Qld. we don't have to have a Laundry floor waste, either. Let's hope the washing machine doesn't ever overflow! Fast smooth run, although still waiting on handover date next week but im in no hurry to get the keys, and issues picked up during fixing stage are now in the process of being finished or rectified which is all that matters, as long as they acknowledge and get on to it. Cant speak highly enough of the tradies, even got a free upgrade from the brickie himself which was very much appreciated. Any builds currently struggling, I really hope they are completed within contract time, or at least does not run over too long. My partner is kicking himself we gave them the cheque but we freaked a little and just handed it over. There is so much in the house that hasn't been fixed and the cracks have come back in the ceiling which means the plasterer needs to come back and fix the whole living/kitchen area roof. Its also cracked above a few door frames (4th time these cracks have happened to roof and doors). We have no kitchen sink as it is bent so that needs to be replaced (hoping someone can fix it by Friday), no paint in a few areas and no doors on the cupboards! After the SS walked out we stood there in complete shock wondering how they can leave it like this. I rang head office before we met at the house to say if it wasn't finished we didn't want to pay but the lady said our payment was due and we didn't have a choice. Our SS knew how upset we were but didn't say anything at all. Even when we asked why things hadn't been done he had no answer. As soon as he left I called to say we didn't want the keys and he said its too late then blocked my calls. I really hope everything is fixed so we can move into the house and start to make some happy memories. Coral should be ashamed with how we have been left feeling about our brand new house that we waited so long for. Rocks, sand, piles of dirt, bricks left all over the front yard. Im very surprised your ss washed his hand of the issue. Im due handover next week possibly, and ss advised me as he said he also advises his customers, to not hand over the cheque if I was not happy with the house. Although when i have handover I will also be conducting a second and final walkthrough which I will have my independant inspector with me again. Are they still going to fix everything though? Theres still an odd brick or two down the side of my yard, a bit of rubbish and some rocks as well but nothing major. They should be ashamed of thrmselves. My heart breaks for you Stuff him.. Have you called the area manager? Take photos and send to him and mention the fact that he basically said too bad and is ignoring your calls. I cant remember if your in Newcastle or not but if you fall under the same area manager as me G.W - He certainly would not be impressed. Building with Coral Homes in the Hunter Region You should check your detail drawings, it may show downpipe within brick pier. 14 14121 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
