Most of ours have been issued before the work is complete per the definition in the contract. I just send them back with a couple of pics and request that they re-issue when the works are in fact completed per the contract. Have had to reject a couple twice before the actually achieved the milestone. Were you able to exchange contracts before the land was registered or did you have to wait until it was registered before you could exchange contracts and then wait for the settlement period? I have been told two different things by different real estate agents. Thanks! We exchanged contracts in January and our land is not due to be registered until September. I do like rendered as well but I think I'm not sure since its a really quick decision. We never thought about it as we knew it was an upgrade we couldn't afford to add. My partner is still keen on the brick with the two rendered poles so I think he has made the decision! Lord is there no end to Coral's mistakes!? Maybe if you wanted render all along it is the Universe's way of compensating you for your pain... Free render! I have learned the hard way though- don't make a decision just because it is the quickest option.... If it adds a week to the build time but you will be happier pulling up and looking at your facade every day with your bricks and two rendered poles, make them pull it down. We are actually really happy with coral so far. The bricks were just a minor mistake and easily fixed so there's no issue. It was just me deciding what I wanted that was the problem! We have decided to pull the bricks down and go with our original plan. SS was really polite and said he would do whatever we wanted. There have been tradies on site everyday and our house is coming along. Just hope its happy building the rest of the way! We haven't actually started our build yet as our plans are not back from Council, but all our paperwork has been done swiftly and correctly apart from one tiny mistake which was soon rectified.(Oh, and the neighbours' tree we were meant to remove!) It's seeing other people's huge problems which has somewhat concerned us. Many times these occurred in a different state and with staff who have now been replaced so we're hoping our build will be wonderful and troublefree! I just wish we could get started! Nice to hear someone is happy too I'm not letting other builds make my experience negative. Its our first house and we are really excited! You will get there and its amazing how quick it all happens. Our slab was done on the 5th Feb and they are already half way through the bricks. That's a slab, frame, roof, windows, electrical, plumbing and bricks in a month. You should check your detail drawings, it may show downpipe within brick pier. 14 14137 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
