Browse Forums Building A New House Re: Feedback on custom design home 2Dec 03, 2014 1:11 am Wow! That's a great design love the layout, where abouts are you building? The only thing I could see that I would change is the man hole in the hallway, many people have moved it to the garage to avoid tradies wrecking the house. I have mine in the laundry where it can be converted to an attic storage later if necessary. Good luck hope to follow your build Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=66620 Re: Feedback on custom design home 3Dec 03, 2014 4:18 am A few thoughts: For entrances like that I think a wide pivot door looks and works better than two doors. I would go a different window treatment at the front. (perhaps two tall thin windows in each room) I think wider hall ways throughout would be better than narrowing down once you get out of the initial length (Easier to move furniture and better accessibility for prams /wheelchairs) The Harder You Try - the Luckier You Get ! Re: Feedback on custom design home 4Dec 03, 2014 8:19 am I can't help but think the living area will be pretty dark without artificial lighting; there are no windows on three sides and even the windows there are, are going to be further shaded by the alfresco. I second this thought, are skylights an option? Re: Feedback on custom design home 6Dec 03, 2014 10:20 am Which way is North ?
I agree about the front door and entry width too. A single wide door ( 1000 - 1100 ) is preferable to two smaller ones or at least a 920mm + sidelight if you don't mind the asymmetrical look. A narrow entry/hall can have a tunnel like effect. Stewie Re: Feedback on custom design home 7Dec 03, 2014 11:51 am Theatre and Activity have no natural light or ventilation - you might have issues with building code (health and amenity) compliance with these rooms. Agree that location of alfresco blocks all light and passive heat to living space, and will make a very dark living space (and even darker theatre). Solar passive design is free, and will save you a fortune in heating and cooling such a large house - I would suggest incorporating some principles into your design. Finally - any reason why the bed 2 & 3 elevation is not symmetrical in your 3D view? It looks like you could make it with a couple of tiny adjustments - or make it less close to symmetrical - it looks odd to my eye that it is close but not there, I think you need to either go 100% symmetrical or offset the pier so it is more obviously not - to avoid it looking like a mistake Small footprint in Eliza Ponds, Spearwood WA Re: Feedback on custom design home 8Dec 03, 2014 12:50 pm The extra effort to put a door on the toilet in the master ensuite makes it look awkward and pokey where the bath is - I'd rethink the design, maybe take a little space from the games room if you want to keep that layout, so you don't have to do that ducky corner around the bath. Or else take out the door/wall from the edge of the vanity to the outer wall - toilet is still out of view but it would look much less cramped. Or if you took a little space form the games, you could have a gorgeous big shower as well. Land settled May '14. Bashworth – I have been going to and fro between a pivot door and two doors so that has helped. I will look into hallways – good point about the access. Mesophyte &Bonnie-p – I was worried about it being dark. I have a thing against skylights, I feel they affect internal house temperate and they can leak. I don’t know if that is true or not? Stewie D – the bedrooms/garage face north. Not great for solar design unfortunately. Tristanium – the draftsman has looked into the theatre and we’re good as long as we have the two doors. With the symmetry I think if I centre the windows at the front then they aren’t centred in the bedrooms. I will look into this again though. Dragonchild – the bathroom has bugged me for awhile. I agree it looks awkward and pokey. Re: Feedback on custom design home 10Dec 04, 2014 10:25 pm Quote: I was worried about it being dark. Modern roof windows are a far cry from the old domed acrylic skylights of the past. They cost more but can be double glazed, screened etc and if your aim is to let in more light then they are the way to go. They can still leak of course if they are installed by someone incompetent. Stewie Feedback on custom design home 11Jan 28, 2016 1:44 pm If you are going custom you have all the choice in the world, why place your garage north and no living space? I know street frontage is tricky but I'm sure you could re work to get a better aspect? Can it be changed so living in the north - laundry. You might get better sound attenuation from a push door rather than a sliding door - can you removed door from entrance to activity and then forgo a little space in the activity area to create a recess in the entrance so it's not as long and narrow? Could use for a hall table, art work etc? - can you forgo the vanity outside the WC, make the WC to an enclosed powder room with a rejib of layout and then create another linen cupboard that might specifically service linen for bathroom/nearby bedrooms? Good luck with it all Re: Feedback on custom design home 13Feb 15, 2016 5:55 pm Tristanium Theatre and Activity have no natural light or ventilation - you might have issues with building code (health and amenity) compliance with these rooms. A house near us has this and it's the first thing you notice and wonder why it wasn't picked up. Re: Feedback on custom design home 14Feb 16, 2016 1:02 pm I know how much work goes into these, so many decisions! Your plan has so many great features but I think you really need to start by looking at your orientation and capturing as much light as possible into your home. A living area on the South side with an alfresco is going to be quite dark, your activity & theatre rooms you will very likely be forced to have a skylight (we were!).
