A few things fellow HGers can keep in mind when your PCI comes around. - a number of Tek screws (roof screws) have been over tightened and in doing so this has damaged the washer which is designed to keep water out of the structure. -where the sewer vent pipes pass through the roof sheets, a weathering apron has been used as flashing and the penetration has been sealed with an elastomeric sealer. It is the inspectors opinion that this method of installation used to prevent moisture ingress does not constitute an adequate flashing method as the sealant may eventually deteriorate due to environment conditions. -minor rust stains in gutters due to metal shavings or scraps, left on surfaces it can lead to reduced life of the materials. - minor over spread of cornice glue contaminating face bricks in alfresco. - Mortar residue apparent on fences in various locations. - Where the ceiling joist had been cut to accommodate the return air grill of the air con and no trimmers had been installed to support the ends of the ceiling joist. The air grill appeared to be resting partly on the ceiling lining. In the inspectors opinion the ceiling lining alone is not capable of supporting the weight of the air con grille and additional support measures should be installed as the added weight may eventually cause the ceiling lining to fail. - the kitchen exhaust fan had not been connected to the roof flues. - Some ceiling insulation has been displaced and not fully covering the ceiling lining. - Minor scratches on facia and gutters near alfresco. We also picked up - painting touch ups here and there that need addressing - A laminate drawer is gouged and needs replacing - plastering around a PowerPoint where there is a massive gap needs repairing still although we were told it had been! - A tile with an awful rounded corner cut needs replacing. - alfresco sliding door needs adjusting - Laundry tap/pipe is leaking into the wall and soaked the wall. - Tap outside that has already been repaired previous is dripping again. - A PowerPoint in the powder room had been moved to "comply" but had been put in a ridiculous spot so have asked for it to be moved. - Our star lights weren't working as the SS said the globes were faulty and needed replacing. Cleaning could of been better too, silicon needs removing off benches and glue on glazed doors which make the glass look all scratched, paint overspray on wardrobe railings but it seems when I commented that we will be cleaning it off our selves, we were told what cleaning product to buy to do it The ridiculous placement of the PowerPoint. Would they put them like this in their display homes I asked?! It's been the most frustrating experience with HG and to make matters worse our pool was to be installed on Thursday which we had to cancel due to HG not committing to a key handover date. Now pool filter pipes won't be in place before our aggregate gets poured which I guess means moving the filter from its planned tucked away spot down the side of the house to somewhere in our already limited backyard! Things are still on the "to fix" list from PCI apparently but we will see tomorrow how big that list is..... I think HG should be giving us a case of Moët not just a bottle! So who knows who's coming and going in our home, even tho we asked to be informed who was accessing it they didn't and haven't had the courtesy to let us know. We have a leaking pipe in the laundry cavity wall that they couldn't find the leak but finally today think they've found it but it means our laundry cabinet needs pulling out and won't be reinstalled till next Tuesday tho I'm not holding my breath with the rubbish trades HG has because the leak was picked up at PCI and we were told it was fixed!!! What did the idiots fix then?! Oh yeah and our ensuite toilet rocks like a see saw when you sit on it and I can move it side to side! Why take your kids to the park when I have a see saw in my bathroom! Hi Pinkjam, I was reading through your thread and noticed you managed to get a zero coarse alfresco. We are also building with HGWA and they told us this wasn't possible. We want a zero coarse tiled alfresco. Did you do this through HGWA? Thank you so much everyone. This all makes a lot of sense.
