Browse Forums Building A New House 1 Nov 30, 2014 1:22 pm Hi all,
I've been stalking this thread for many months and thought it's about time to start my own build topic. My partner and I (2 females, no kids) paid a deposit on a 510sqm block in Amberton estate in Feb 2014 and the land was recently titled and we settled in November. In that time we did look at a few builders but have decided on HGWA although we haven't yet signed the contract (should be next week) we are both nervous about HGWA since reading some of the recent dilemmas a few of you are having but also I see it's happening with other builders too. We have been told 13 months build time so I guess we will wait and see! The 'things you forget' topic came in very handy for me also as I was able to add things before going to prestart and getting a big prestart bill! although I still have a prestart list too! Let us know if we've missed anything before we sign those contracts [/img] 19/1/14 Deposit on land 29/7/14 Signed up with HGWA 19/11/14 Land titled 5/6/15 Prestart day 1 11/6/15 Prestart day 2! 24/7/15 Prestart costings signed off 24/7/15 File progressed to drafting 6/8/15 Entered scheduling 2/10/15 Completed scheduling 16/10/15 Earthworks scheduled to start 15/10/15 Earthworks started 26/10/15 Footings scheduled 26/10/15 Footings completed 27/10/15 Slab pour scheduled 27/10/15 NO slab 3/11/15 Slab pour scheduled AGAIN 3/11/15 Slab poured and soakwells delivered 4/12/15 Brickwork started 15/12/15 Brick meeting scheduled 27/1/16 Plate height reached 12/2/16 Roof carpenter due for completion Roof carpenter DELAYED 19/2/16 Roof carpenter due for completion Roof carpenter DELAYED AGAIN 22/2/16 Roof carpenter due to finish on site -DELAYED YET AGAIN 29/2/16 Roof cover due to commence - HARD TO DO WITH NO ROOF TIMBERS 4/3/16 Roof carpenter due to finish on site 11/3/16 or 14/3/16 Roof cover due to commence 4/3/16 Roof timbers complete 8/3/16 Electrical and plumbing started 14/3/16 Roof sheeting due to start 18/3/16 Roof sheeting complete 19/3/16 Ceilings installed 24/3/16 Grey float completed 1/4/16 White set and cornices completed 8/4/16 Lockup 15/4/16 Ceilings painted, doors and frames undercoated, eaves painted, bath installed to semi ensuite, tiles delivered 27/4/16 Cabinets installed, grano completed 29/4/16 Stone bench tops installed 2/5/16 Tiling started 27/5/16 Garage door, hot water system, down lights, oven and stove installed 7/6/16 Aircon installed 10/6/16 Tapware, shower screens, doors and frames given the finish coat 1/7/16 Carpets installed 14/7/16 PCI FINALLY! 20/7/16 KEYS FINALLY! Re: J & M's HGWA build 3Nov 30, 2014 11:44 pm Luv the ensuite layout, which is your HGWA design based on. Based on our pre-start experience, avoid making a variation(v02) on a existing variation(v01). The numbers $$$ sometimes may not add up in your favour. Our Rivello build in Ellenbrook Re: J & M's HGWA build 4Dec 01, 2014 12:27 am Your floor plan looks amazing, really love your en suite and kitchen! Re: J & M's HGWA build 6Dec 01, 2014 3:40 pm You layout is lovely, my only comment is the WIP is quite far from the kitchen... thats a fair bit of walking whilst cooking... or very good memories required for everything you need to fetch out the pantry, haha My build: viewtopic.php?f=31&t=68002 Re: J & M's HGWA build 8Dec 01, 2014 4:13 pm I think it looks lovely but as for Burnsfirstime, the WIP does seem far from kitchen. Maybe an option would be to have it on the left hand half of what is currently your scullery? Shelving each side that you walk through to get to the Scullery which could run vertically, as opposed to horizontally on that plan at present? Shelving each side that you walk through to get to the Scullery which could run vertically, as opposed to horizontally on that plan at present? Gee you really have me thinking now I do like your idea but it's a catch 22 with then having the scullery further I guess ie dishwasher etc..... I also think our sales rep would stab me in the eyes with his pen if I asked for another change lol his worst nightmare having to deal with two women!!! Re: J & M's HGWA build 10Dec 02, 2014 9:39 pm Just wondering if any of you HGWA builders are using the blue pine roofing timbers which is an upgrade I think? And also is anyone getting grano poured for their alfresco instead of paving? Our sales rep says they don't like to do it?! WTF?! They prefer a step down to ensure your house doesn't flood..... Makes you question their faith in their own building capabilities. Re: J & M's HGWA build 11Dec 02, 2014 11:18 pm Posting to follow We have bluepine which was standard but there may be different standards between Perth and Bunbury. Sorry not much help re the grano I just know that with our exposed agg we always have it stepped down a brick course. Re: J & M's HGWA build 14Dec 05, 2014 10:11 pm Elevation pics. Met with the rep again tonight as he was hoping we would sign up to get contracts happening because he goes on holidays for a month, ideally that would have suited us also as now we loose a month of anything happening but I was so over HGWA tonight we didn't sign up and will do so when he returns I guess. Is it that hard to just give us a stone bench top in the laundry. They already took away our freestanding bath mixer/tap and we will now have a freestanding tap and mixer on the wall. As for the grano we got a NO we can't do that but you can do it after handover......our handover list is going to be massive [/img] Re: J & M's HGWA build 16Dec 08, 2014 2:58 pm Hi! Another person building in Amberton We've purchased a block in Stage 17 on Celeste St but have had so many delays, we were told mid October, then end October now its December, we have only just had access to the street (last week) - the surveyor from our builder (Homebuyers) has been out and said that the block still isn't ready and the engineer will go out this week and try again. I only seem to get updates from Amberton when I pester them so I have no idea when our slab will go down but probably not until March next year now. How have you gone with your block? We loved HGWA homes and would have loved to have chosen one but unfortunately budget wouldn't allow and also my partner works for Homebuyers so we may as well make the most of the discount and we have a great plan for our block which is only 375sqm so I'm jealous of your big block! Will follow your build! Even though you've only just got a road you'll be ahead of us as we are yet to sign on the dotted line for the contracts with HGWA! We joke that the neighbours around us will be out watering their lawn like the Flanders and we won't even have a slab down lol. Oh well the houses either side of us will be happy to have good access Hopefully you have a smooth build with the added bonus your partner works for Homebuyers! Hahaha you'll get there it is so painful waiting for everything, I've lost a fair bit of excitement but hopefully that will reappear once we start the actual build. We finally have had the Engineer & Surveyor out, now I think the Surveyor has to go back so just waiting for the OK then we can book pre start and the drafting team can start the final plans....finally!!! Look forward to following your progress. We have titles and all paperwork is signed. Just waiting for site survey. Thank you so much everyone. This all makes a lot of sense.
