New to the site, looks like theres plent of info on here. However, need some advice/direction on some house plans. Ive recently purchased some land, approx 22m frontage with approx 21m depth. Encumbrance clearances takes 4m from the front and 2.5 from the rear, so leaving me with approx 14.5m depth house. Finding it hard on the net to find any decent plans that will fit my alotment, (ie, wide, but not deep) does anyone have any advice or know where I can find some decent house plans? We did the opposite - narrowed the floorplan & added some to the length. you could try standard homes by builders and add a triple garage and make small changes without much cost impact.. Even a Wisdom Home 38SQ Mark II with a triple garage will fit quite well... Stonecutter1309 - that home is absolutely lovely - although out in the middle of nowhere to find it!! We went and looked at their display at The Vintage Pokolbin on the weekend - nice plan however we are so in love with our home design that nothing compares even closely for us There are a few wider home plans available in NSW - Clarendon / Masterton / Allworth / Lilly Homes all have some from memory. Also new to the site, and this is my exact problem also. My block is approx 24m wide and 25m deep. And after searching through all the major builders' websites in Melbourne, i've come up with nothing. Pretty much all the houses on those websites are all long and narrow. I want something a bit wider, and maybe a lounge room at the front, not just the garage and master bedroom. And on the off chance they have plans that are wide at the front, and not very deep, they're like 28 metres wide which is obviosuly too big. I really think i'll need to get plans drawn up though, and i'm thinking this will make it even more costly. Good luck, and hope you come up with something, if you do, let me know! Yeah, definitely after a single story home. Just in a bit of a tricky spot with it all at the moment, not really sure what I should do. The other thing is we already have the crossover on the left side of the block, plus the block is north facing which was significant for some reason too. Anyway, our council is quite picky as well, and it looks like it's going to be quite a difficult task. When we purchased the block, it already came with plans for a suitable sized home, but it was such a terrible layout. Bedrooms seemed to be thrown in so randomly. This is a big selling point because a house that faces north gets good winter sun. We are currently living in a rental where our living areas face west - cold most of the days in winter, extremely hot in summer with the setting sun. Our first apartment had all rooms facing south - we never really saw sunlight! After 4 years - we're in! Continuing on from this...try to find a design which takes advantage of the northerly aspect by having your living areas facing north, so like you said a plan with the lounge room at the front would be good. But ive heard that a house that has the front door inline with the back door is bad feng shui, good luck comes in and straight out the back door. so ive been told.

But that style of house would be perfect. That's exactly the type of thing we need so that we can have a backyard still.
Sammy, not sure if we would be able to rework the original plans. But it is certainly something we have to look at propery, especially as it cuts out a lot of the hard work with the council.
