Efflorescence is a mineral salt deposit that leaches from the cement in the grout and appears as a white powdery film that will make your dark grout look patchy. The main cause of this is moisture. this can be either residual moisture from the screed, or tile adhesive due to being tiled and grouted too soon and not allowing sufficient time to dry or it can occur as an issue once the home is occupied and is caused by water sitting on the tiles and grout such as in the shower enclosure or where you might step out of the shower/bath. Once the issue occurs it can make your grout look fairly ordinary. the best solution with a new home is to seal the grout and tiles with a penetrating sealer such as sureseal. if you already have efflorescence then you will need to clean the grout with a purpose efflorescence cleaner then seal the grout. An alternative is to use a grout colorant that is applied to the grout and just re-colours the grout and also acts like a sealer as it has resins that will prevent efflorescence leaching back through and it also seals the grout preventing any surface moisture from penetrating.
