Browse Forums Building A New House 1 Nov 29, 2014 7:24 pm Hi! We will soon be building our dream family home in Pelican Waters but are not sure if we should build big. We love Platation Homes' Mirage but have not decided whether we should go with the Q1 at a monstrous 397sqm or the more modest Q2 at 340sqm. Both homes would be very comfortable for our large family and we guesstimated that the price difference would be less than $30,000 including the savings on flooring. Since our block is a modest 550sqm, we could really use the extra meter of garden on the side and at the back of the house but we are not sure if we will regret not having the extra 60sqm of family home. Also we were wondering if we would get that extra $30,000 back if (God forbid) we need to sell it at some point. Thanks for any advice. Re: The bigger the house the better? 2Nov 29, 2014 7:44 pm Have you budgeted for all the extras when building a new house. Site costs Pre-Start/Selection upgrades (Want to duplicate the display home? . . . upgrades could be 50% more than initial price) Extra furniture for that larger house Landscaping etc See the following link for how costs can rise on a much smaller house! http://www.anewhouse.com.au/2012/01/what-will-it-cost/ The Harder You Try - the Luckier You Get ! Re: The bigger the house the better? 3Nov 30, 2014 12:25 pm Other things to consider aside from cleaning are Heating and cooling and bigger aircon units, ducting and outlets? Wants versus needs? I think australian homes are huge. The climate allows for outdoor living. You could make beautiful all season outdoor living a key desire for added space at lesser costs. Yep me too at 300sqm. I'm a plus one for making the house smaller and investing in the outdoor living aspect. These days in Aus, people love to entertain outdoors as much as indoors and it's my belief that this will add more value to your home than say an extra room that you will fill with junk. Re: The bigger the house the better? 8Nov 30, 2014 6:20 pm My current home is huge - it was a case of buying a great opportunity in a great street - not a deliberate choice - my lounge is 23m x 5.5m to give you an idea. This area has 14 downlights, you can almost see the meter spin when you turn it on! So I agree, heating, cooling, lighting etc costs should be considered. Bottom line - will your family use more space inside or prefer more space outside? Is the extra distributed over a number of rooms & are they big enough without it? Or could those rooms benefit from the extra space? Painting this place was a nightmare - the ceiling alone took nearly a week! Enjoy your beautiful new home whichever you choose. That's only $500 per square metre, don't know any builder who's work for that. I'd try and 'live' through the plans- play out a typical day in your family's life in both homes.
