Browse Forums Building A New House 1 Nov 28, 2014 3:25 pm Hey guys, Been reading this Forum for some weeks now picking the eyes out of every ones experience and dilemmas, though I might like to start our own building Blog. We have built 2 times before - first 1983 before we got married and second at when children came on to the seen around 1994. This should be our last build I hope. Exciting but also stressful when things don't pan out how you hoped. We were dealing between 3 builders - Next Residential, Switch and HGWA. Each had their key features and each one were our favorite to build with. HGWA almost lost us due to poor experience with home consultant! Slow in responding to any queries and we would always put in the kms to get things answered or moving! If he did want to deal with people why be a sales consultant? May it was us expecting better, like we got some 20 years ago with a small builder? You would think if your about to spend $300 to $450k+ on a house alone, you should get great service. So please note those building their first home trying to keep within a budget, money alone doesn't offer better service. But a timely email complaining to HGWA, they provided alternative consultant helped. Also he lived south of the river so meetings weren't such a drama compared to travelling north to the Metropolitan display each time.. Have you thought about doing any of it outside of your building contract - definitely save a lot of money if you're happy to do the running around. As we cannot take a photo from the house, so we hires a EWP and went up about 4 mtrs as the height when seated on the balcony. We are about 140 mtrs from waters edge. Our lot is on the other side of the fence, but when taken was still a construction side and was prohibited to access our own land. Mirvac had settlement 4-5 weeks before we had clear assess to the land. Not sure why they pushed forward settlement unless there is some financial benefit to them. We were told by the Mirvac land sales rep that settlement would be in September but then was brought forward to 14 July. We had to rush around to Banks etc to complete our finances. On the promotional brochure, the picture of the elevation is the same as the display for the Metropolitan - but I doubt that is included in the promotion! We signed up with no promotion unfortunately. They house is the Contempo with the master bed upstairs no balcony etc and just when from there. I though if we kept the same footprint upstairs we should keep the major cost down. But the builders say they can not use Floorteck system for balconies, and it has to be 150 or so thick solid concrete floor. The elevation is attached, we were not satisfied with the shorter balcony, Apparently the brick work is at 42 cores rather than the 35 cores, as this was due to the side wall to screen the roof of the garage. They said the main roof is 25 deg and side of garage is 20 deg and wouldn't look nice? I've had a go to show what we want, by coping image into power point and then some cut & paste to get result we're looking at. This may be another change at prestart! Why wouldn't you have a follow up meeting with your rep to sort out in depth building and layout issues now identified from these drawings... You have to markup drawings and hope prestart doesn't cost you the earth.. 1. Balcony still to be sorted out - to get best views and open up the balcony. 2. Family / Dining Windows too large 2.7m & 3m - can cause issues with layout of furnishing to the wife 3. Sliding door 3mtrs long and shows centre slider - thinking of reducing to 2.7m stacker but they said is would have to go back to estimators? 4. Delete HOB step to showers UPSTAIRS (note we already paid for reflux value to EN SUITE and you only need one for whole house) though this was understood. 5. Garage roof. told them must be 20deg as Mirvac stated in their covernence. Drawing so 10deg for tiled roof? Monday was - "Tile and Laminate meeting" (the meeting before you have the Prestart meeting) WHAT A WASTE OF TIME.. All they did was to try to convince you to go with their Della Vitta range. If you don't go with their larger tiles you have to go BACK to the smaller builders tiles or will be charged extra if over the nominated size. Ok so whats the surcharge - We don't know? Re: Dave & Leonie building HGWA Metropolitan at Mandurah 15Feb 03, 2015 11:01 am Having been through this process with Home Group, I'm surprised they haven't given you any of that information. The extra tiling costs were listed in our pre start folder. I've only just chucked it out, sorry but it was quite expensive to go away from the standard. We were given everything we asked for before pre start - electrical costs, tiling costs, anything we asked. We have Laminex Nuance finish in our whole house (kitchen, scullery, 2 x bathrooms, laundry with overheads) and it was about $1000 to upgrade. Well worth it, it looks amazing. I imagine the Riven finish would be about the same. My understanding is all structural has to be locked in before you can go to pre start ... changing roof pitch, the balcony, these are big structural things so go back to them and let them know. Window sizes, shower hobs, they can be done at pre start from memory. Ah, the Della Vita range. Have you actually googled 'Della Vita'? At the bottom of the web page it shows Home Group WA is the owner ... they use this to reduce costs and then if you want outside this range they slug you for it. Our house is nearing completion so can't vouch for the quality. But we too got pushed into the Della Vita stone ... after we had signed up with specs including Q Stone, Granite and Corian. They removed Granite and Q Stone before we got to pre start and I chucked a wobbly. None of the DV Stone appealed, it all looked rather boring so I wanted granite. I now have granite at no cost to us. But you won't get the same, because they changed it in Feb last year and now only offer the DV stone as standard with everything else as an upgrade (and yes, we have been at it since 2013, trying to build this house with a company who promote a six month admin, six month build time. Crock of horse poo!). If I was in your shoes I would ask who my pre start consultant is, track down their email and then email over all the things you want costed. It's only fair. And if they won't do that start jumping up and down because believe me, the only way you get heard with this company is to jump up and down. And even then, whether they listen can be pretty hit and miss. It is extremely frustrating trying to work out what to choose without having the full information. I think there must have been a change in policy between when you built marcia and now, I very much doubt any amount of kicking up a fuss is going to change that. That is really annoying about the prestart date, I wanted to book one in advance due to difficulties getting out of work but of course that is against their policy (sigh). But our clo assured us that we would be able to get one approximately 2 weeks after drawings were complete ...I will be really kicking up a fuss if I have to wait 6 weeks ! Had Lana Shomali, for us she was well organised and we when thru with ease. Still cost a fortune but will get to that later. First Up was to review the site inspection fees. Due to being only 80 mtrs from the coast I thought to ensure we have monies for Costal Conditions and N3 wind loading set in Site cost Annexure. This put the cost up to $30k well above the ordinary site costs. PS Variables ($7,000) Earth works $3000 Hand dig $1000 Storm water $3500 Fix costs ($7,560) Coastal loading $6000 Wind Loading – N2 - $470 PVC under drive -$115 Trafficable lid for value in driveway $110 Water run in $110 Sewer run in $260 Elect run in $495 Though that’s great nearly $15,000 credit for Pre-start. BUT then I started to ask questions and found not only do they change your house plans without consultation they decided we want – Deleted Clay roof tiles and inserted std colour bond roof this close to the coast?? Are they mad!!! And replace gutter, facia and down pipes with standard colour bond, not the Colour bond Ultra down as specified. So before we even started pre-start was fighting them to re-instate our requirements. The end result is they claimed to credit this back in the site annexure. The $6000 was Coastal Loading for the front Awning windows, special coastal cement, special treated Lintels, PVC brickies ties etc.. To reinstate the Bristile tiles $4500. To reinstate colour bond Ultra facia, gutter and down pipes $1359. So 10am finally we start on our selections. Tiling ($8026) Admin fee $150 basically => BECAUSE WE DON’T WANT TO USE DELLA VETTA. Update continues. The credit $12,464 was for part deletion of floor coverings as HGWA will not allow any Laminate or Timber or Vinyl flooring, so we had no alternative other than to cancel their floor covering out of the contract and only have the carpet in the Theatre and Stairs. We also had $5k included in contract for prestart PS. We was told by HGWA house rep this is what a lot of other do. SO UNLESS YOU WANT DELLA VETTA TILES DO NOT INCLUDE FLOOR COVERINGS IN CONTRACT. We have searched other provided and can have rest of flooring for $13k exactly what we want. THIS WEEK MORE DRAWING CHANGES After Prestart, received final drawings for signing off. About to review them and receive call from HGWA. FINAL STRAW CAN I CANCEL THIS CONTRACT AND GET OUT WITHOUT LOOSING TOO MUCH MONEY…. SENT THIS TO Customer Liaison Manager: “Hi xxxx, I received a call from your OFFICE today regarding some changes you need to do to your home. Was advised by New Rep, Received email from HGWA coordinator. “Hi HGWA, Don’t agree to item 1 as we were asked over the phone changes needed to front elevation due to location of down pipe. I.e. 100mmx 100mm posts now need to be brick pillars. I requested copy of drawing and lowering front balcony wall to enable full size balustrade glass. Until I see this elevation I cannot determine if changes are still required. Please forward copy of drawing so I can verify the over phone discussion is carried out as requested. She was about to reduce WIR to accommodate extra steps required. When I mentioned what House Rep had previously organised! She went back to drafting to redo drawings. Received preliminary drawings this time. Upstairs only 900 from top step to B2. Advised this may have future issues with respect to other Building Codes or Fire Egress codes and said were not happy with this and wanted time to review alternative options. My two Boys came over and helped think a bit more laterally. In the end we had the B2 door put on 45 degrees. Doesn't look too bad and adds extra wall space to Living room. So I’m still in there reviewing contract details and final drawings and finding more errors to these. Mostly minor issues - missed the lighting upgrades we paid for, missing power points we paid for. Unless they cannot count? I even downloaded the NCC – BCA 2012 to review whats in the drawings and find out about the angles steps.
