Browse Forums Building A New House 1 Nov 27, 2014 4:41 pm I figure it's about time for me to start my own thread after lurking on everyone else's. My story: I'm 23 and recently started realising my dream by purchasing my 406sqm block of land in Jordan Springs in Western Sydney due to be registered in June 2015. After visiting what felt like millions of display homes and thousands of builders I have finally put pen to paper deciding on a beautiful Coral Homes Noosa 20. I fell in love with the display homes in Newcastle and Gledswood Hills and found that the inclusions I got for my budget were exactly what I wanted. I have gone for the elegance inclusions and added a couple of extras like waterfall edges to my island bench, under mount sink, shower niches to ensuite and main bathroom, ducted aircon option, slab to alfresco etc. I originally wanted 3 bedrooms but was convinced by others to go to 4, due to my budget as a first time buyer/builder and doing it on my own I ended up back at 3 (fate?) but I'm more than happy with the size and the flexi room has the potential to be converted down the track if ever needed (most probably not like me). I love the layout of the Noosa 20, it's a little quirky compared to others I've seen and really suits my entertaining lifestyle, I've attached it below ️ I'll be updating along the way including all the ups and downs, if anyone else has any tips or would like to share their thoughts along the way you're most welcome. Jwbear by block is 13.5 X 30.2, I am having a 5.5m setback at the front which faces north, I haven't had proper plans drawn yet so not sure of exact dimensions, I've just accepted my tender and paid the deposit so I'm expecting plans sometime in the new year from what my consultant has told me. Thanks daydream_build do you have a thread? Is your plans the one that has the study door opening from the other side near activity area? I've possibly already stalked it if you do lol.. The daydream is a beautiful plan! A perfect family home Thanks so much manderinne, I haven't made any changes, I really love it as is and budget is fairly tight now since I spent more than anticipated on land and obviously then spent more on the house already because I fell in love with it (rookie first time build classic errors lol) Oh beautiful! How great is the noosa design?! It's just so inviting and really feels like a home! That's so exciting, I can't wait for June to roll around (well I can because I need to save a truckload more money haha) .. Have you made any changes to the plans? If I could have made any changes it would have been to extend the main bedroom slightly to have your ensuite and put a third row of hanging space in the WIR but I would well and truly be into the red then lol do you have a thread? It would be great to follow your build because of the similarities in the plans.. Finally got it on Tuesday so I'll have to get one started soon! The Noosa is an awesome design, it's quite different to the standard 3x2/4x2 house. I think the ensuite is my favourite part. We also spent more than planned on the land (there's a saga to tell) but hopefully it will be worth it as we ended up with a bigger block. We made a lot of changes! Cut out the flexi room and the fifth bedroom so it's now around 25sq. Couldn't afford it otherwise haha, plus it wouldn't fit on our block. I'm not a huge fan of a million separate living rooms anyway. I'm also following the Noosa 23 thread. He's building in my area so it's really helpful. Great selections! Can't wait to visit the colour room, although we've already picked everything (over prepared haha). Yeah that's what I loved is that they have fir so much into the size of house and still kept good sizes for each room. That ensuite is great! I'm very jealous of that I think that seems to be the way it goes, I was lucky enough (or crazy stalker enough) to get priority one for my release so I ended up paying more to get a bigger flat block just down the road from beautiful regional park so I sucked it up and paid it, which in hindsight is good because my site costs are much less than what I would have had to pay so it's probably ended up fairly even but I get more for my money winning! Oh wow! I would love to see those plans, it sounds really interesting, did plan alterations cost much? That's my next step to go through all the structural stuff and decide on any changes... Which will be easy cause I don't have the money to change anything lol plus I really love it as is.. Luckily! We did a few trips to Beaumonts looking at tiles. Was worth it though as by the time we did the tile selection we has made firm decisions. Good luck! Great Christmas present! Haha I totally crazy stalked the land developers, the sales guy was probably sick of me pestering him by the end. That's great about your block, close to a park is fantastic and flat/level, even better. Plan alterations cost nothing in themselves, but the changes you make add up! Actually when we paid initial deposit I think there was a $250 fee to draw a custom plan (although it's still very much a Noosa). I cannot wait to make official selections Beaumonts let you take free samples home which is great as you can see the tiles in different lights at different times of day. If you are doing flooring through coral, you can pick from gold and silver ranges, which are really decent. Haha, at first I said no beige or cream, now guess what colour scheme we have? can't wait to see your selections come together. I'm so excited for my land to register, I haven't stalked my sales office yet but they better believe it'll be coming when the date gets closer lol! Yeah I thought so too, it's a pretty perfect first block and I love the location so I'm happy with the extra I spent because it's well worth it ️ Oh ok that's cool, I guess they will ask me when I get to that stage.. I think a trip to Beaumonts will be on the cards this weekend it's all very exciting! Our colour consultation was the most draining 4 hours lol we had to pick everything that day. I'm so excited to pick colours, no arguments when you're doing it by yourself lol! Thank god! My sister works at LTO and she told me last week my street was in there so I assume that would be yours as well since our streets are close if you're on flagship? I'm on Matthew bell.. But it's ok because he's happy to help and he will pay me back in the future when I bring out the maternity leave and for my extravagant engagement ring lol!!! It will be in the new year, I have to organise structural changes first (none anyway unless I need to change something for JS or council) so hopefully I will fly through that That's awesome, yes I'm sure we will I can't wait to see some more houses going up.. I personally would do a different splash back in the kitchen. Is that the Carrara Bianco hexagon mosaic? If so, that is what we have chosen for our main bathroom. We actually opted to do a whole feature wall. Had a bit of a shock when we got the cost through but we've gone with it. We also have the same stone but in penny rounds for a feature vanity wall in the ensuite. I think ice snow is an upgrade from coral's standard Ceasarstone range and we were told approx $140/m2 extra. If you like it it's worth it though. You'll only regret it down the track and then it's too hard and costly to change it! Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
