Browse Forums Building A New House 1 Nov 25, 2014 10:24 am Hi everyone, I don't know why I didn't do this before but I would really appreciate some feedback and suggestions on my plans. They are already in council but I've been told internal changes are OK. It would just be the expense of getting the plans redrawn and possibly going through the engineer again. Before you scroll to the plans below, here are some things you should know... It's on a corner block with streets to the north and east. The living and dining area faces north and opens up to a deck and yard (ignore the pergola in the plans). The balcony faces a lake across the road. My original intention with choosing this block was to maximise views of the lake from the upstairs level. But I'm now wondering whether I've done that effectively, given only the master bedroom really enjoys a view. I feel like I'm wasting the potential view that is being taken up by the passageway into the master and the WIR and ensuite. The staircase also looks like it gets in the way of someone enjoying the view from the upstairs landing. Thanks for having a look. What shire/council area are you in, and state (for idea of your climate) Small footprint in Eliza Ponds, Spearwood WA Re: Opinions of my plans please 4Nov 25, 2014 1:35 pm Hrm, Zone 6 = Mild Temperate - bit cooler than syndey/perth...it looks like you have maximised north glazing on the ground floor, but the 3D shows only tiny windows in upper floor..might look pretty weird having double height volume with those tiny windows, the proportions dont look right to my eye..to much wall will appear too heavy from dining/living. To be honest, I am not a fan of the layout - guest room accessed from games..pantry too far from kitchen, ensuite, bathroom and powder all with no windows. I am not sure how usable that upper floor landing area is - is this ment to be a living space? The stair location and access to masterbed really does make it hard to furnish and use. I might have a play with what I would do. Yes, I'd change the stair location (and shape); I'd swap it with the pantry and power room spot. Then there is the existing stair location for the upstairs living space. Land settled May '14. By shifting things on the ground floor and reducing the 'entry' area and extra hallway, the dining can come from the north wing into the central wing. Upper floor rumpus and master get view, all bathrooms get natural light and ventilation. The connection between the void area over ground living and upper floor rumpus is smaller than your original - so that might not be something you would be willing to consider. Might be a little extreme in terms of changes, but hopefully some ideas there that you like. Good luck. One other thing that might not be obvious, I've proposed taking 3 steps from the first section and added them to the second section. That's mainly to make the pantry more efficient. It will also create more space upstairs and make it easier to move stuff into the master bedroom. Hope this helps. Most can be converted to a format you can 'interrogate', which would make it a lot easier for you to visualize the house. Hopefully it's already a 3d pdf. Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6890 Ask the council if there is a chance of getting build over easement exemption.
