Browse Forums Building A New House 1 Nov 24, 2014 4:11 pm Hey guys, I have been spending some time pricing up the external cladding for a house project I have coming up to build the family home. My initial designs indicate a floor area (Single Story) of 360m2 and an external wall AREA of 291m2, which takes into account 9ft ceilings. Firstly, some factors as to why I have been contemplating varieties of cladding options: I dont like the Brick Look, especially at $100-150 / m2 and then another $50/$60/m2 for the render.. We are talking somewhere in the avenue of $45-$65k for external cladding.. Now, my thoughts have been along the lines of solid concrete cladding (Non Structural).. Reasons: - I am chasing the rendered/painted concrete look - I would think I could get away with an 80mm wall thickness, which would represent a total concrete quantity of anywhere between 25m3 and 30m3? So my thought process was along the lines of forming wall by wall, and doing the external walls in a sequence of pours? My initial, and very infant thought process is that I could potentially outlay $10k on reusable formwork, and then spend roughly $5k on a concrete pump, and then $5k on concrete, and still be $25k-$45k cheaper?? Can someone point out to me where or what I am missing please? Thanks, and sorry if I have embarrassed myself. Thanks for the reply Bashworth, Still planning on framing the internal side of the wall, so just general wall bats. My understanding is that Hebel would still need rendering to be waterproof, and also get the look in which we are going for? So still looking at potentially $120+ per square?? Although would be a lot quicker and not affect the staging of the build. Re: Solid Concrete External Cladding 4Nov 24, 2014 4:58 pm Maybe you are looking for something like: http://www.formblock.com.au/ ? Although I suspect styrofoam ICFs may be a better option Re: Solid Concrete External Cladding 5Nov 24, 2014 5:56 pm Hebel is weather resistant and a paint can provide additional protection against moisture. It's also worth mentioning that even if you are DIY time is money in additional weeks rent. The Harder You Try - the Luckier You Get ! Re: Solid Concrete External Cladding 6Nov 24, 2014 9:29 pm Well, Firstly you will need to put an insulated cavity in Quick Math 20m wide x 20m length = 400 m^2 Optimal shape (pop ratio) Lin metres (4 x 20 l/m) = 80l/m wall Gross m^2 = 80 x 2.7m high =216m^2 Cavity wall thickness say 80-50-80 =.160m concrete Concrete m^3 = 216 x .160 = 34.6m^3 gross 6 (6m^3) trucks =36m^3 @ $250/m^3= $9000 concrete for starters... Plus Reo,ties, formwork,2 stage pumping, scaffolding 2 lifts, labour etc,etc Goodluck Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Solid Concrete External Cladding 7Nov 25, 2014 8:16 am StructuralBIMGuy Well, Firstly you will need to put an insulated cavity in Quick Math 20m wide x 20m length = 400 m^2 Optimal shape (pop ratio) Lin metres (4 x 20 l/m) = 80l/m wall Gross m^2 = 80 x 2.7m high =216m^2 Cavity wall thickness say 80-50-80 =.160m concrete Concrete m^3 = 216 x .160 = 34.6m^3 gross 6 (6m^3) trucks =36m^3 @ $250/m^3= $9000 concrete for starters... I have concrete pricing of $175/m3? And given the wall is non structural, I thought I wouldnt need anything more than 25Mpa? Re: Solid Concrete External Cladding 8Nov 25, 2014 10:31 am You would need drainage and then insulation the question is do you need stud framing? For walls I would prefer high slump and 30mpa. SL62 mesh is about $5m^2 Its cheaper than Studs which are Double the price. The math will depend on the optimal design detail. HTH Ok thanks for the advice. Much food for thought Re: Solid Concrete External Cladding 11Nov 25, 2014 2:17 pm Stewie D $175 per cu m ? Jiminy, we are looking at just under $290 here on the Northern Beaches. Stewie I have found given the scope of concrete for the entire build (Large Slab, walls, shed slab, driveway and in ground pool), drawing it up as a minor supply contract allows the supplier to tighten rates substantially. Re: Solid Concrete External Cladding 12Nov 25, 2014 2:38 pm While your slab is clear you could pour your walls flat on the floor and then tilt them up. The formwork would be much simpler and you wouldn't need a concrete pump. Just a crane when it's time to stand them up. There are also numerous additives to concrete that reduce the weight and improve the insulation value. Re my second point – yes exactly. And often it may take additional time if the manufacturer recommends no more than X meters… 3 5643 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15908 If this is a custom build then I would expect the builder to set out the door frame closer to the wall to avoid the gap between architrave and the wall and or specify… 9 8306 |
