I am in the same boat, we have a STRICT budget too, and a LOT (more than half) was used for our land purchase. However, we have still been able to build a 4 bedroom, 2 bathroom, 2 living area, double garage home and its about 25.5 sq. It suits our block perfectly, we are very happy with it. Also, Dixon build with steel frames as a standard and colourbond roof is standard too. They seemed to be the cheapest, by far, when i was searching for a builder.
