I just wanted to see if there is anyone out there who has built for what they wanted within price range of $400,000 - $420,000?? This is our budget, can't go over $420K. We want 4br, 2bath, 2car 2 living areas & also a small activity room for kids. Land is $170k so we have about $230k to work with for the house. As we are fhb, I have made many enquiries but am worried about going over $420k for turnkey price. Has anyone built something similar for around $230k? If so who did you build with? That included 4 beds/2 bath/media room. included in our turn key was everything except blinds and screens. We also got very generous upgrades including stone bench tops, air-con, Bosch appliances, shower niche, extra wide timber entry door, full rendered facade, colourbond roof. Kailie86 may I ask who you built with? All the places I have contacted we seem to be cutting it fine with $230K and not much left over for the small extra things like you said blinds & screens. It's 4BR, 2 car garage, living and dining with additional family room (22 sq total) We got a package deal that was $10K off price and $15K of inclusions. It included driveway and all floor coverings. The only extra cost we would have had was blinds. BUT, we spent about $40K on inclusions, bringing our build cost up to $213K. After keys we need to do blinds, fences, entertaining, landscaping and driveway crossover ourselves. Hope that helps ... House was $130k but we spend 50k on inclusions. Its 4bed 2 livings 2car garage 2bath and 2 toilets. Total 22.5sq and we fitted this all in our 370m2 block with a front of only 10m.... simonds rock!!!!! Land was $189k in a new estate. Really just shop around for the best deals. If u like a floor plan u like talk to the builder and work something out. Our sales guy was very flexible and listend to what we wanted. We are First home owners too!!! Our price was 197k which included upgrading heaps of stuff (like nicer doorhandles, caesarstone benchtops etc- called the LUX inclusions) then we have 12k for concreting & landscaping & 5k for solar. Total about 215k. our plan has 4bd, 2 bath, study, MPR, dining & living & separate media. The actual rooms aren't too badly sized but we have big rooms in our rental atm & the kids just spread the mess out haha so id much rather a smaller space to clean Good luck! Coral homes quoted 235k turnkey just out of our budget.4bd,2bath,3living areas, alfresco (this is the plan we want with 3living) Beechwood worked out to be 246k turnkey 4bd,2bath,2car, 2 living areas, alfresco McDonald Jones were about the same as beechwood. Allworth say they can't quote untill they see our land so not sure about them. Which is good so can give a real price. It's annoying that I am being quoted the above when you have gotten it all heaps cheaper! Maybe it's nsw prices or I am just looking at the wrong builders? Just remember to allow extra money for upgrades and also site costs just in case.. I just got quoted 250K for a Noosa 20 (couple of minor upgrades only approx $5000 odd) it was the elegance package and included driveway, aircon (my inclusion option) plus I added flooring, bushfire rating etc.. House plan was perfect for us first home owners. It will be our home for atleast 5-10yrs then maybe build again lol...
It was 130k, 22.5sq so we had 50k left from our budget for upgrades and turn this floor plan into something else. We upgraded to Caesarstone benchtops, down lights, raised the ceilings, 600x600 porcelain tiles throughout the house, upgrade facade, cat2 bricks, cat3 carpets, dishwasher, put eaves around the house, lights on pillars, 2 pendants lights above island, extra power points, fixed site cost.. (yep fixed) extended family living area by 3.7metres, upgraded windows, bigger bath, upgrade toilet, privacy locks, towel rails, toilet paper holder, upgraded internal doors, extend WIP so that the fridge fits in there aswell.... thats all i can remember for now!!! Sometimes it's not how big your house is but how you design n make it something outta nothing. Re: Am I expecting too much? 16Nov 22, 2014 5:26 am Hi - we were in the exact same boat as you, had around 450k to play with house & land, and really struggled especially because our block was narrow and slopey which jacked up site costs. Allworth and beechwood wouldn't even touch us & a few of the others said we would have to build up which was just to pricey. In the end we went with the MCdonald jones and built the hamilton.we were both a bit disappointed as it meant we couldn't have a home theatre or a 4th bedroom, and it seemed so SMALL and basic but now that we are actually building the house we couldn't be happier with it. We came in bang on 250000 which was right on budget. That included about 30000 site costs due to the slope/having to split the house, plus another 5000 to extend the garage to a double and 5000 to add the laundry to the back of the house (it was meant to be in the garage! No thanks!). We spent 20000 on upgrades, around 11000 of which was flooring (I just HAD to have 8000 worth of polished porcelain!). You could easily do this house well within your budget without the site costs. There was also a promotion running with MCDJ where we got all our smug appliances and an extended alfresco. Now I think they are doing a free air con promo. It is def something to consider as I think u may struggle to get a 4bdr within your budget. But it all depends on what you want from the home as well. For us this house was never going to be our forever home so we were happy to settle. But if you want more then that from your house then keep shopping around til u find exactly what you want. Am building a 4 bed , 2 living, 2 garage, 27 sq home and my total comes to 427k. Ive done a lot of upgrades like , wip, kitchen stone benchtp 40mm thick with 1200mm wide, undermount sink, and cat 5 sink mixer, glass splashback, alfresco, evapcoolin, high ceiling, kitchen and bathroom cabinets cat2, bathroom benchtop to ceaserstone, front entry door to timber, upgraded facade, cat2 bathroom tiles, downlights, zoned ducted heating, and still few more like powerpoints. Wow that's a better price than I got for something smaller! Is that the elegance or designer range? Did you include aircon etc? I have a bal 12.5 so that probably pushed it up by $5k.. My biggest items were driveway $7100 and flooring another $7000 It would be interesting to see how much all worth quote.. I didn't get a proper quote from them Re: Am I expecting too much? 20Nov 27, 2014 7:58 am Hi Pink, If you have a tight budget of 230k then I would suggest avoiding all of the builders with luxury looking display homes, please remember what they quote upfront is never the finished price unless you buy a planned home eg. rawson do build some cheaper homes on their own blocks which will be turnkey for close to the advertised price. I would also recommend Allworth (if your block is suitable). They have some large single stories advertised for $185k so with extras you add during colour selection etc and blinds/fences etc on top you should come out right on 230k It will be neat but you won't have much freeboard. At least they are not weep holes. Are you in a high intensity rainfall region?
