Any news? Re: Building in Adelaide wth Oakford - Lined 62Jan 18, 2016 7:34 pm Second that! We're planning a KDR with Oakford Homes in the Mitcham Council area and are leaning towards the Littlehampton Tuscany with a light roof.... So your posts are of high interest! We're on the verge of breaking ground so your house is like a preview for us Re: Building in Adelaide wth Oakford - Lined 65Jan 19, 2016 10:12 am Time for an update... Things went all quiet over Christmas as would be expected, but they're back into it again now. The kitchen benchtops are in and this week the painters are on the job. It's hard to get much idea of the benchtops though, because they've got protective covering all over it. Handover time is getting scarily close now. They're estimating about a week behind the initial date, so about a month from now. That means a month full of lots of stuff to sort out. We've kind of settled on "lively grey" polished porcelain tiles for the living area, but will need to search out a tiler. The carpet for bedrooms might be Carpet Court's provincial lane premier soft sugar cookie. Curtains are going to be a problem... I've worked out a design to post-fit built-in pelmets, but the curtains themselves are proving to be elusive. We had in mind to get pre-made ones, but are struggling to find any in the 2400 of height that we need at a decent price. We did find some that I bought a sample of for our current house, but the don't blockout well enough, and the colour isn't right. I've been considering finding a sewing machine and making them up, but the other half is a bit apprehensive of the idea. Then there's the driveway and paving,... fencing... So your posts are of high interest! Well that's pretty much what we've done! It'll be interesting to see how your project turns out, and hope it all goes well. You can send me a PM if you want to pick details from our experience or take a look at the colours in real life. Re: Building in Adelaide wth Oakford - Painting 67Jan 19, 2016 9:21 pm Highly recommend the tiler who did my floor tiles (100sqm of polished porcelain and 40 of ceramic porch/alfresco) and also SimondsCleo's too. He's based in north - might travel (?) Re: Building in Adelaide wth Oakford - Painting 68Jan 19, 2016 9:37 pm If you're after sheer's then keep an eye on Spotlight for sales. I just bought all the sheets for our entire house for $300. And I got a 240cm drop. Re: Building in Adelaide wth Oakford - Lined 69Jan 20, 2016 10:37 am Good progress - make sure you are onto the painters. Two pics of what I mentioned about "not rolling after cutting in". Yes I am pedantic especially when you see it throughout the whole house! http://i24.photobucket.com/albums/c18/b ... 109125.jpg http://i24.photobucket.com/albums/c18/b ... 045307.jpg http://boostaoakfordsa.wordpress.com Site works: 26/8/14 Trench: 2/9/14 Slab: 8/9/14 Frame: 18/9/14 Bricks: 24/10/14 2nd fix: 24/11/14 Handover: End Feb 2015 Re: Building in Adelaide wth Oakford - Lined 70Jan 20, 2016 10:56 am boosta Two pics of what I mentioned about "not rolling after cutting in". Yes I am pedantic especially when you see it throughout the whole house! I don't quite get what you mean about not rolling after cutting in. Isn't the reason why you use a brush because you can't get close to the edge with a roller? I am looking at a paint job now done by a 30+ years professional painter where you can see the cutting in strokes around the edges. Re: Building in Adelaide wth Oakford - Painting 71Jan 20, 2016 11:07 am Yes, brush (cut in) to areas which you can't roll first but at least try to roll as close as possible to edges after cutting in. Maybe my standards is too high (well I have to "blame" the painter who did an awesome job at my last build!) or painters now don't give a crap and just want the job done quick. http://boostaoakfordsa.wordpress.com Site works: 26/8/14 Trench: 2/9/14 Slab: 8/9/14 Frame: 18/9/14 Bricks: 24/10/14 2nd fix: 24/11/14 Handover: End Feb 2015 Re: Building in Adelaide wth Oakford - Painting 72Jan 20, 2016 11:14 am OK understood, you can try and roll close to edges after cutting in, but I'm assuming most new home painters are trying to do the job quickly so unlikely you'll get a great paint job, some homeowners might get lucky though! Re: Building in Adelaide wth Oakford - Painting 73Jan 22, 2016 12:57 pm It looks like we've got a different painters than boosta, because it seems ours is getting sprayed. I had a look yesterday, and the ceilings have been spray painted. So I guess we won't be getting the same cutting-in issues, but it will remain to be seen how the paint quality turns out. Re: Building in Adelaide wth Oakford - Painting 74Jan 26, 2016 10:51 pm Hey OJ, great progress! What did you decide on with the kitchen bench? Can you have a bench top to allow people to sit around the island on the stool side and also the post side? So an over hung in an 'L' shape? viewtopic.php?f=31&t=75739&p=1299716#p1299716 Re: Building in Adelaide wth Oakford - Painting 75Jan 26, 2016 11:09 pm oneJohn It looks like we've got a different painters than boosta, because it seems ours is getting sprayed. If you are getting two coats sprayed on without a gyprock sealer (like us) you won't be getting a quality paint job, sorry to say. But on the bright side this is what many home builders would probably do. Re: Building in Adelaide wth Oakford - Painting 76Jan 27, 2016 12:35 pm I ended up going with the post on the corner of the benchtop to keep the more open look. I'll be adding the post after handover though, because I think it was looking too fiddly(expensive) for the cabinetmakers. I had another look in the windows, and it looks like after spraying the ceiling paint, they're rolling the wall paint. The cutting-in doesn't look too bad bad so far, but it's hard to tell at this stage. We paid extra to get the "3-coat system", which I gather means one coat of sealer, and then two of colour on top of that. Hopefully it'll be a good job, but as with all these builders it'll be a case of wait-and-see... Here's an update on how the outside is looking: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Basically just needing some paint and the garage door, and the outside is done. Re: Building in Adelaide wth Oakford - Painting 77Jan 27, 2016 12:49 pm Hmm interesting, same here - spraying on ceiling and rolling on walls. Although they told us even with 3-coat system they don't do 3 coats on ceiling! But on walls 3-coat should mean 1x sealer and 2x top-coats like you say. Looking nice & bright on the outside! I think garage door is very last thing usually? Re: Building in Adelaide wth Oakford - Painting 78Feb 22, 2016 4:58 pm We had our PCI inspection today. There wasn't anything too remarkable, as I was already fairly familiar with the build, and nothing terribly significant has come up. The things to pick on were mainly paint defects, which on the whole weren't too bad. Out the back the gutters are chock full of leaves, so it's looking like we might need a more serious leaf guard protection than I'd had in mind. The builder didn't want to clean the leaves out, but I did notice out the front that the roofers had left offcuts of metal and tek screws in the gutter, so I asked that they be cleaned out. I presume that to clean the construction stuff out of the back gutters they're going to have to get the leaves out as well. Now with handover all coming up, we've really got to get going on sorting out all the finishing off! Re: Building in Adelaide wth Oakford - PCI 80Feb 22, 2016 8:21 pm That's awesome onejohn! Where are the pci pictures?? I hope you are not planning on holding out on us Yes, I have. But, I haven't paid yet. They know they did not do proper jobs and I sent the email re: final payment, I cannot pay. They said, we will do 2nd PCI.
