Browse Forums Building A New House Re: Building in Adelaide wth Oakford - Empty Block! 41Aug 29, 2015 9:03 pm Yes Good to see lift off for you. You've got diagonal rebar reinforcing too. What class soil you got OJ? Re: Building in Adelaide wth Oakford - Work Started 42Aug 29, 2015 9:22 pm Thanks. We're P-H2/D, so need to sink a fair few $$$ into the ground. The main trenches are 900mm deep by 300 wide. Then the brickwork has control joints everywhere, so I'm hopeful it'll be enough to keep the house out of problems for a while. Re: Building in Adelaide wth Oakford - Work Started 43Aug 29, 2015 10:19 pm It is good practice to have diagonal control bars on internal corners of pretty much any concrete slab. Regardless of soil type. Using my LG-G4 to bring you this update. Re: Building in Adelaide wth Oakford - Work Started 44Aug 30, 2015 6:37 am You are on your way, wishing you a lovely smooth build! Re: Building in Adelaide wth Oakford - Work Started 45Aug 30, 2015 8:08 am Congratulations on having liftoff onejohn. I hope your build is smooth and as troublefree as possible. Re: Building in Adelaide wth Oakford - Work Started 46Sep 05, 2015 8:27 pm We now have a slab: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ They actually poured it Monday, but I hadn't been to site since then. I turned up on site when they were pouring to check that some things were going to be done right. On the whole it seemed to be a pretty good team. I pointed out some places where it looked like the reo might end up with inadequate cover in the trenches, and the the guy was straight onto it. I would have preferred they were watching it closer themselves, but I guess it's the next best thing that they are keen to sort out any issues. So I'm happy with it so far, but for any slab I think it's a good idea to make an appearance on site on the day of the pour, because otherwise you never know if they've taken the care. The builders have also put a sign up out the front which has captured some interest. It has a picture of a 2 storey house on it, and starting to get some looks from the locals in this almost exclusively single storey area Re: Building in Adelaide wth Oakford - Slab Poured 47Sep 14, 2015 3:16 pm Lovely looking slab onejohn. How long will you be letting the slab cure for? Re: Building in Adelaide wth Oakford - Slab Poured 48Sep 14, 2015 4:49 pm Looking good OJ. Frame will be along soon and great weather. Re: Building in Adelaide wth Oakford - Slab Poured 49Oct 24, 2015 4:36 am Hey OJ how's your build tracking long? Hope all is well Re: Building in Adelaide wth Oakford - Slab Poured 50Nov 13, 2015 6:41 am Is everything ok ... Busting to see. Hope things are OK Re: Building in Adelaide wth Oakford - Slab Poured 51Nov 13, 2015 12:03 pm Thanks. Yes, I should give some updates and upload some photos. The roof's on, bricks up, and they're now up to lining. I'm moderately happy with how things are going, and the place is feeling much as I expected from the plans. Your bsuild thread has been a good source of inspiration of defects to look for, but I haven't found any issues that I've thought worth hassling too much about yet. Re: Building in Adelaide wth Oakford - Slab Poured 52Nov 14, 2015 5:33 pm Ohh wow. You have made some great progress oneJohn. You definitely need to upload a whole lot of pictures Re: Building in Adelaide wth Oakford - Lined 53Nov 14, 2015 7:47 pm So here's an update with some photos. They were framing up in late September, with a dedicated looking team working quite fast: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ They left it all quite nice and tidy: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ All wrapped up with facias on, and some bricks ready to go Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ There were a few things I was less than completely happy about. The slab dimensions were a bit out in the ensuite, leaving significant overhang on the frame along one wall (see circled section). They put some blocking of timber underneath it, and have told me that the screed will go under there and add support when they get to that stage. Given that it's single storey and metal roof, I'm not greatly concerned though, as there isn't that much weight on it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Then looking at the location where the arrow is in the picture above, there's another interesting detail. The sewer vent pipe comes up through the bottom plate, and takes away a good portion of the adjacent stud. That stud isn't right under a truss, and I'm not that worried about about of bottom-plate carving, but something that does disturb me a bit is that that stud is along the edge of a section of brace ply panel. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The site supervisor assures me that their engineers have seen the job and are happy with it all. Well, I won't try to hold things up over it, but I think they could have doubled up the stud to maintain the integrity of the brace panel. So now the roof's on, and the bricks are going up. I'm not so sure about how well the colours are working out. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Lots of insulation everywhere. It's R2.5 through all the walls, internal, external, including garage. The garage was mainly because it's got a long western wall, and probably won't get a lot of shading. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The interior is now pretty much all fully lined, and taking shape of how the house should feel. It's a bit dim in places, but it should lighten up with some paint on it. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And the outside. The mortar is lightening up closer to where I'd like it to be to work with the roof. I'd feel a bit more comfortable if they filled in those gables in case we get rain. Re: Building in Adelaide wth Oakford - Lined 54Nov 14, 2015 8:30 pm Looking really good OneJohn, your roof line is really lovely. We had the same thing with the overhang of frame in our ensuite as well - they packed it out and it was screeded under. They assured us it would be fine - its all documented so again single storey iron roof should be okay. Hopefully gables will be okay I mainly worried about birds nesting in the roof and making a mess - (someone on H1 had a big mess) so try and get it closed up as soon as they can. Look forward to internals and finished brickwork you've had pretty impressive progress. Re: Building in Adelaide wth Oakford - Lined 56Nov 15, 2015 12:04 am Wow! Looks fantastic Yes it is a really cool roofline. Yeah, it's a big logistical exercise ... Lots of people and resources to organise on top of each other so some kind of snag is bound to happen. How they are addressed is what matters. Agree you pick the issues/battles. I've read some complaints peeps have and try not to laugh. Want to hope they don't have summat bad underneath they ain't seen. I really like the colours ... Just like your 3D impression Re: Building in Adelaide wth Oakford - Lined 57Nov 16, 2015 10:55 am Looks great, are you going with the standard spec for painting? Getting an extra coat? Just pay attention when they are painting, to me their painters are amateurs (edges - cutting in with brush and then don't roller it) and (parchment colour) solver interior (flat acrylic) is horrible stuff. I'm not a professional painter but painted plenty of walls and I always roll after cutting in with brush). I queried the maintenance guy and he mentioned the paint used is to enable me to paint a patch without paint the whole wall. Used the left over paint and after painting over the affected patch, you can still see the difference. My previous 7 year dulux wash and wear walls (lexicon) withstood whatever a 5 and 2 yr threw at them. Been in current place for only 9 months and am already going to repaint the hallway this christmas with Dulux. This is not even including the kids' rooms! http://boostaoakfordsa.wordpress.com Site works: 26/8/14 Trench: 2/9/14 Slab: 8/9/14 Frame: 18/9/14 Bricks: 24/10/14 2nd fix: 24/11/14 Handover: End Feb 2015 Re: Building in Adelaide wth Oakford - Lined 58Nov 16, 2015 8:28 pm Thanks. That's not such great news about the paint. Hopefully we'll get a different painter for ours. We're getting the 3rd coat, but it's sounding like it might have been better to have put the money into running an extra coat over it myself with some decent paint. I guess time will tell How are you finding the supadivertas boosta? I've been thinking of using those for the rainwater collection too. Re: Building in Adelaide wth Oakford - Lined 59Nov 16, 2015 9:21 pm the SD is technically still a wet system except it uses syphonic drainage principles. I started with 4 and after installing that, i was doubtful of it initially and even added the vertical riser (part of a standard wet system) modification. I emailed Dennis the picture on my blog and he told me I was having less head pressure and restricting the flowrate into the tank. Stopped using the riser and I know the SDs are working well when my rwt gauge goes up! I have since added 2 more SD and harvesting all 6 downpipes. if you are thinking of using the SD, then it is best you option your rwt as stated of the SD website. You need to weigh up the cost, time compared to a standard wet system setup vs how much rainwater can be harvested. I definitely spend more $$ and time due to trial and error and also partly because my whole house is plumbed to rainwater except kitchen. http://boostaoakfordsa.wordpress.com Site works: 26/8/14 Trench: 2/9/14 Slab: 8/9/14 Frame: 18/9/14 Bricks: 24/10/14 2nd fix: 24/11/14 Handover: End Feb 2015 Re: Building in Adelaide wth Oakford - Lined 60Jan 06, 2016 7:14 am Don't forget to post more updates OJ once work resumes for 2016 Yes, I have.
