Browse Forums Building A New House 1 Nov 14, 2014 4:32 pm Hi guys, Me and the Mrs are building our first house with Coral Homes in Ormeau Ridge Estate. We looked around various locations but settled with Ormeau Ridge since it was close to our work and train station. The most important deciding factor was the availability of NBN. Due to the industry I work in, internet is a very important aspect for deciding where we would rent or build a house. Read some review and build posts here about Coral Homes, plus had a colleague building with them as well, so decided to go with Coral for the build. We wanted to go for Daydream 30 but finally decided to build a very basic and simple first home on a narrow lot land instead. Can use the savings elsewhere and wouldn't cost us much for any mistakes we make for our first build. We had some trouble with land valuations with two different valuators, but we decided to pay the difference from our savings since we both liked the area and pretty much had a good gut feeling about the whole thing. We are planning to live here for the long term, so the difference didn't pinch us much. We made little changes to the original Newport 20 plan. We wanted the kitchen to be enclosed instead of being an open kitchen. I wanted a storage area so converted a small outdoor area to storage instead. Blocked out an exit off the back of the garage and some other minor changes. We upgraded to colorbond roof. We have had both tiles and colorbond in our rentals before and we preferred the colorbond's longevity, weight and maintenance over the tiles. We went for Indulgence options but removed façade option. We have two small dogs, so couldn't go timber/floorboards. We hated carpets and don't really like tiles. So our best option was Vinyl. Pet friendly, easy to clean and maintain, if I don't like the look of it in 5 years, rip it off and put in a new design Going through all final selection appointments now. Land settles next week. I wouldn't usually use a different colour for gutters, but I felt adding the Monument gutters gives a nice thick outline to the dark shade of the roof. I want to get the exposed aggregate driveway have a reddish pebble tint to compliment the roof's colour. Hallmark homes constructing beside us is using our lot as their dumping ground. Wrote an email just now to the estate manager and copied to two Hallmark Homes staff. My brochure says the Estate (Stockland) is responsible for giving me a block of land clear of rubbish on settlement...and I settle this Monday. Do I have any legal rights to get my lot cleared before settlement? Yep, you sure do, specially if you have it in writing, even on a brochure, but I wouldn't get too eager to get into legal stuff, just see if you can get an email from stockland saying they will clear your land, it may not be done by settlement but it shouldl get done. Or you could just find out who the SS is for the build next door and tell him to clean it up or you will and send them a huge bill. Check out our build - Daydream 30 at Logan Village - viewtopic.php?f=31&t=73302 Re: Building Newport 20 with Coral Homes in Ormeau Ridge Est 4Nov 15, 2014 5:37 am Hi shadowwarrior we had the same problem, the blocks on both sides have started construction and have been using our block( which we didn't mind),however once Coral gave us our build start and we had to start our retaining walls, my husband asked the builders eitherside to move everything of our block, their frames,dirt etc he gave them a weeks notice, 1 of the builders did it in 24 hours no problem and thanked us for allowing them to use our land, the other didn't it was coming to 8 days,and my hubby usually very patient was getting angry as this was delaying our build, he called the builder and after a very heated discussion everything was moved within 24hours. I have sent them an email copying the estate sales agents and the builders, haven't heard anything back. I was going to give them till Monday morning to reply back confirming that they will clear my lot. Else I will check what my other options are. Might give GC council a call as well tomorrow and see what they have to say. Am just worried that my contract with Coral says any rubbish removal cost will be added to my build cost, so was hoping to avoid that. If I can get my land clear of rubbish I might grab some stakes from bunnings and boundary tape, and tape up the border and take a video/picture. If the tape is removed then I will send them an email for trespassing for future occurrence. It's just little things which might add up to the cost specially since I have no idea how much would a third party or Coral will charge me to remove other's rubbish off my land before I start building. All window frames are black. Got to find the tile samples later. We spent I think only $90 in upgrades during the selections, but we picked Anticon which cost us $2800+ Supervisor said the lot will be cut and when they come back from Christmas holidays on Jan 1st week, they will start on the slab. Oh and I like our view from the front porch. The front area is designated to be a dog park. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
