Browse Forums Building A New House Re: Anyone building/buying in Aspect Estate Greenvale? 101Jun 28, 2015 7:06 am Hi everyone, My husband and I have just put down a deposit on some land in Aspect. We live in an apartment in the East so it will be our first experience building a house. My sister lives in the Providence estate so we were drawn to Aspect by proximity to family. How have you found the estate so far? One of my main questions is how busy does Mickelham road get during peak hour? Is there anything else you can tell me about what to expect in Aspect? We are thinking of building with Carlisle any advice? Kindest Regards Re: Anyone building/buying in Aspect Estate Greenvale? 102Jun 28, 2015 2:53 pm Hi, I will try to answer what I know and believe from your last questions to the first. Carlisle is one of the better choices. They actually have a good range of choices if you are willing to spend a little more. Aspect (like all the rest of Greenvale) will not be the most amazing place in the world until the Council does something. All it cares about is to widen roads which answers another question that it will be done eventually and therefore traffic is not a major issue. Greenvale is known as the Toorak of the North and so the Council has the opportunity to liaise with the state government and get funds to make things like rail and proper bus services to make it match it's defacto title. I am slowly building on the providence side myself and learning more about the area. Re: Anyone building/buying in Aspect Estate Greenvale? 103Jul 01, 2015 2:25 pm Hi Semza Welcome to the forum. I would highly recommend Aspect estate. My family and I have now moved in and are very happy. Yes there is a lot of construction still however it is still quieter and greener than the western suburb we moved from. In regards to traffic I have found Mickleham Road to be surprisingly better than expected. Peak hour is busy but so are all the other roads into the city at that time of day. I can't comment on Carlisle sorry as I didn't look into them as a builder. Re: Anyone building/buying in Aspect Estate Greenvale? 104Jul 03, 2015 9:56 pm Hi Semza, we were originally going to go through Carlisle before deciding to continue as owner/builder. We got to the end with a final price before changing our mind, but can I say that they were fantastic through the entire process. In the end we were quite specific in our upgrades and due to the high spec level we decided to build it ourselves. We have a friend who's worked for Mainvue for many years and even she said that Carlisle are one of the leaders in builds, especially their doubly-storey homes. Good luck with your decision Re: Anyone building/buying in Aspect Estate Greenvale? 105Jul 06, 2015 3:05 pm tmaq Thank you Ameava and liztek. You gave me a quick glimpse of how you are managing things which is very helpful. I am kinda sustainability advocate person and want to keep away from cars if possible. I like Aspect much more than Aston, the feel and environment is great and I am glad to see nice people are living here:-) Thanks again. Hi tmaq, If you are still looking for a block of land, you might want to consider the block of land that we are no longer pursuing at Merrifield Estate, Mickleham. Our circumstance has changed and we are going overseas next month. If not sold before settlement, we will loose our deposit of 5%. If you are interested, we can work out a good pricing for you to minimise the loss of our deposit. Quick details: 16mx32m 512 sqm Stage 6 (Balmain Release) - Title expected on August 2015 Lot 603 Albion Crescent, Mickleham http://www.realestate.com.au/property-r ... -201214517 (Offer is open to everyone) Thanks guys. Re: Anyone building/buying in Aspect Estate Greenvale? 107Aug 21, 2015 6:24 pm An update from us. We finally started! The frame is up on ground floor and they're doing the first floor framing next week. We can finally see our spaces forming and it's all becoming a reality now. Re: Anyone building/buying in Aspect Estate Greenvale? 108Sep 29, 2015 8:35 pm Hi all. Hope most of you are enjoying your new homes and others are closer to completion. Our build is coming along also, with frame stage completed by end of this week. Great to see the whole thing taking shape! Isn't Lavinia flying along? And another display home open on Destination Drive. Very exciting Re: Anyone building/buying in Aspect Estate Greenvale? 109Sep 29, 2015 8:55 pm Hi Liztek, is your house behind the Porter Davis displays?? Looking great if it is. The estate is filling up quick, even the new part has about 5 or so slabs down. My handover is next Tuesday, very exciting! It's weird to think after driving out there so many times it will actually be home next week. Least the weather is getting better for the rest of your build! Re: Anyone building/buying in Aspect Estate Greenvale? 110Oct 05, 2015 9:34 am Hi mlp18. Correct. Ours is behind the PD displays. Looks big, but with 3 kids I'll need all that room! By now you should be moved in to your new home! Congratulations! It's all a very exciting adventure we're on and it's great to see more and more homes going up. We'll be there this weekend (10th OCT) as PEET are putting on an "open house" with food and entertainment which will be fun for the kids. Enjoy your new home Re: Anyone building/buying in Aspect Estate Greenvale? 111Oct 05, 2015 7:27 pm Hi everyone Well its been a while since my last post. Have been busy finishing our home and nearly all done thank goodness. Just wanted to add the Liztek and invite anyone who does not yet know about the PEET open day on Saturday the 10th 1-4pm. We will be heading down with our dogs and would love to catch up with anyone who is living or building in the estate. Hope to see you there! Re: Anyone building/buying in Aspect Estate Greenvale? 112Nov 09, 2015 9:27 pm Hi Everyone, know it's been a while. But reading all the old posts about wing fencing. I'm seriously thinking of getting it and I can't find anything in my contract saying it has to be on both sides. Anyone know any more info? I noticed a few houses in Frontier Ave have it and it's not on both sides all the way down the street. Fingers crossed I can get it. How's everyone settling in?? Re: Anyone building/buying in Aspect Estate Greenvale? 113Dec 13, 2015 7:28 pm Hello all, I am new to this forum, wanted to have contact with residents as I am thinking to lodge a complaint about the corner blocks townhouse matter that have been surrounding the estate lately which is making the area look cheap. I was wondering wether you guys are happy with what's happening or should we as residents stand together to stop this as I am sure that most of you weren't expecting this to happen. Re: Anyone building/buying in Aspect Estate Greenvale? 114Jan 03, 2016 10:21 am Hi Chris05. We're thinking the same thing. Very disappointed at seeing all the subdivision and agree it "cheapens" the look of the estate. We were sold land in a "prestigious" estate with allocated medium density areas but now townhouses are going up on too many corner blocks. My email is liztek@bigpond.com Re: Anyone building/buying in Aspect Estate Greenvale? 115Feb 19, 2016 5:55 pm Just wondering if anyone else in the estate is interested in lodging a complaint about all the townhouses popping up on most corners of the estate. We'll be contacting VCAT on Monday regarding a build commencing next to us soon. Paying premium price for land in "Greenvale's most prestigious address" (as is advertised on their website) we were ok with the allocated medium density allocated housing, but not with all the townhouses and development that we feel lessens the value of the "prestigious address". Please let me know your thoughts and if you're interested in supporting our claim if we are willing to head this action. Re: Anyone building/buying in Aspect Estate Greenvale? 116Apr 03, 2016 10:20 pm Hi guys, We also built and currently living in aspect. We are quite disappointed at the number of townhouses and cheap rental properties there are in our street. I did call peet head office few months ago about this and i was told as long as hume city council allows the subdivision and permits then their allowed.. i argued that you shouldnt advertise as "most prestigious address" then and also argued about the quality of some of the townhouses and rental properties but anyways obviously couldnt get anywhere. So then i called the council and made a complaint and they just said things along the lines "as long as their is x amount of distance between your house and theirs and the shadow of the townhouse property is not on your house theres no problem etc etc.." we didn't think of taking it to vcat at that point and probably wont as i think we're just use to it now. It is disappointing though! Would like to hear if you guys took this matter further. Regards, Re: Anyone building/buying in Aspect Estate Greenvale? 117Apr 12, 2016 10:54 am Hi All, New to the forum but also building in Aspect Estate- construction should commence in the next month! I agree re your comments above- I bought the land a while back now and when I started to see townhouses popping up very close to me, I got quite annoyed. The land isn't cheap, and as has been stated above, the estate has been marketed as a premium location. I fear they will continue to be built & really cheapen the area. Look forward to sharing updates on my build as it progresses--I noticed the first home in my part of the estate is now finished and the owners moved in on the weekend which is exciting for them, but makes me want mine to speed up! Just an update on taking PEET to task on the townhouse issue. It angers me that so many of us have complained to them and they simply ignore us. This is a matter of a big developer doing as they please. And Hume City Council is correct. We went and saw them also. They said the same thing, that as long as they adhered to code then PEET can continue doing what they're doing. However when I told them I'd already gotten advice from VCAT, and they have steered me in the direction of Consumer Affairs Victoria, then one guy from Hume Council, gave a slight hint that this would be one avenue we could take to further our cause. And whilst there isn't anything I can do about the townhouse being built next door to us, or any of the other townhouses, then I can certainly get a group of us together, with all our documented emails and records of our phone calls, and lodge all this evidence under my claim number to Consumer Affairs. At the very least the outcome we are asking for is acknowledgement of their actions, full disclosure of future development and compensation for misleading us into paying a premium price for our land and delivering a sub-standard development. Please note that I am happy to spend all my time chasing this and doing all the groundwork, printing, mailing and liaising with Consumer Affairs. But if any of you have copies of your emails to PEET, or wish to join me in this action against PEET, then please email me on liztek@bigpond.com as we can only be heard if we join forces. I've already made email and personal contact with one neighbour and I'd be happy to meet with others or liaise through email, but the more hard copy evidence I have then the stronger our case will be. There should be no reason why us small land owners can't take some big property developer to task on failing to deliver in our estate, compared to the "more prestigious" estates surrounding us. Please email me asap as I'm currently in the process of printing and sending a file including the original guidelines to Consumer Affairs. Thanks for your time in reading this. Re: Anyone building/buying in Aspect Estate Greenvale? 119Apr 17, 2016 8:44 am Hi Liz, we are more than happy to join you. We are at no. 7 Rappel Street. Even though I have no written evidence to support you, I have complained but pretty much given the shrugged shoulder! It annoys the hell out of me that we paid a lot of money for the land and to build here and now it's starting to look like high density rentals are taking over! If you need me to do anything just let me know. Cheers Stacey and Rob. Re: Anyone building/buying in Aspect Estate Greenvale? 120Apr 20, 2016 12:41 pm Thank you RobandStacey for your reply. I'm in the process of getting names and addresses from all the residents who want to be involved as I am taking this matter all the way. We are building just behind the Porter Davis homes in Altitude Street, the white cladded house which has been taking FOREVER! Anyway, if you see us around on weekends pop in and say hello and I'll take your details. Just an update, after moving forward from VCAT, Hume City Council and Consumer Affairs Victoria, I've contacted the Law Institute of Victoria and they've referred me to a local office dealing with Property Law and Civil Disputes. I'll be in touch once I've gotten advice from them, so stay updated on this forum and for those that I have their email addresses, I'll keep them updated that way also. Thanks again for your time everyone. Yeah I don't know why I came to a forum. Place is full of wierdos/pedos thought internet may help but I suppose I'll try my luck with someone in person. Cheers. I tried… 0 6444 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you. And have seen their sites unfinished for a long time. 4 24828 |
