Browse Forums Building A New House 1 Nov 05, 2014 12:21 pm Hey guys, We are building a new house in Qld with Coral Homes. I assumed standard insulation comes with the waterproof sarking between the normal insulation bats and the colorbond roof. But looks like I was wrong. I also made the mistake of not confirming it during contract stage. We haven't started building yet, and was told to put in a request for a quote during our next appointment and get a pricing done. How do you guys suggest I should go ahead with it? They are installing 2.5 glasswool insulation batts. I would prefer to have the waterproofing added as well. Should I add it through contract? Or talk to the supervisor to do it before the roof goes in? Any place I can get an estimate on what kind of prices am looking at? (Coral Homes Newport 20, around 19.9 sqm floor area, single storied) Thanks. Re: Waterproof sarking installation 2Nov 05, 2014 1:25 pm You have two choices: - Sarking (just a foil layer) - Anticon (foil layer + R1.3+ insulation). Anticon is more expensive, but has the benefit of providing some more insulation and noise reduction. Anticon through Coral will cost you ~$2000 for that house, possibly a bit less. It was $2300 for my Noosa 23 (larger house). Sarking will be around $1000, or maybe a little less. My suggestion would be to go with Anticon. Getting Coral to do it will save hassles, as if your build is like mine then the anticon and roof will go up in a single day, not leaving much time for you to do it yourself. Would suggest asking Coral for a quote. My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: Waterproof sarking installation 3Nov 05, 2014 3:00 pm Thanks for the reply whzzz. So with Anticon, we will have the foil layer, + R 1.3 + our existing R 2.5 glasswool? So R 3.8. Does look like a better option with the thicker insulation. I will give the sales guys a call and ask them to get me a quote. Cheers. Which type did you pick? Standard/Medium/Heavy Duty? Am guessing each would measure the R rating? (1.3/1.8/2.3). Cheers. Re: Waterproof sarking installation 6Nov 05, 2014 9:17 pm something like that. I went with Light (standard) 60mm. I'm in QLD, so we don't get awfully cold in winter, so went with the basic stuff. If your down south then you might prefer to go with Medium, or if it snows, Heavy. My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: Waterproof sarking installation 7Nov 06, 2014 9:28 am With Anticon under the roofing in Qld you should be more interested in keeping the hot summer heat out of your roof space. If you lived down South it is more about keeping the heat in the rooms in Winter so you would boost your ceiling insulation and not worry so much about the roof insulation. Stewie Re: Waterproof sarking installation 8Nov 06, 2014 10:04 am Thanks for the tips. New build is in Ormeau Hills, SE QLD, so just picking the standard anticon. Have emailed Coral asking for a quote. Re: Waterproof sarking installation 9Nov 11, 2014 11:36 am Coral replied back with a quote of $2842 for supply and install of Anticon 60 on the Newport 20, plus the $100 admin fees. Re: Waterproof sarking installation 10Nov 12, 2014 4:46 pm Am wondering if I can supply the Anticon material myself and pay the roof installer to install them during the roof stage. Would anyone know of a rough quote for that? Material to cover my roof area will cost me approx $1080 plus $55 delivery. (15 rolls to cover 20mx12m build area approx, each roll covers 18m2) Re: Waterproof sarking installation 11Nov 12, 2014 6:46 pm If you want to go down that track, make sure you express your desire to do so with the site supervisor. The tradies are given timeframes (by the builder) to get work done. They book their jobs based on what the builder advises them needs to be done. If you want additional work, they may refuse as it will take too long. My Noosa 23 Build - viewtopic.php?f=31&t=72782 Re: Waterproof sarking installation 12Nov 13, 2014 10:32 am Looks like you are right. Supervisor said it's do-able but I need to inform the head office about my plan. Head office said owner supplied installation is not allowed for insulation/sarking during build process, can only do that after hand over. This means additional cost. So, pretty much it's either I have to accept their quote or foot a higher bill later. Building Standards; Getting It Right! Hi all Iām in VIC and had some storm damage in my garage a month ago.
