Is it a good floor plan? Please advice

I've planned this floor plan for my home.

Windows sizes are not correct.

Thanks a ton for commenting on my floor plan. I've updated my plan as per the comments.

Brief information about LAND....

LAND front is east facing and according to floor plan. Kitchen, Family, ALFRESCO & Main Bedroom wil face north (SUN)
Our land is 13.5 x 40 = 540 sq m. We have to leave 5.5m set back for Garage, 4m for porch & 3m for Living. We can build our Garage from the corner of plot. That's how i've desgined my floor plan.

Please comment on the overall plan.

Please suggest any improvement on the plan

Your feedback will be much appreciated

Maybe you could bring your garage out a couple of metres at the front evening up the front of the house - gives you a lot more storage.

I would have a seperate toilet in the main bathroom.

Also having the guest bathroom off the dining room could be a little off putting if your guests need to use it while at a dinner party??

Have you no land, or is your place backing on to a brick wall ? There's absolutely no flow to the back of the house. Have you views or yard in any direction ?

Maybe swap bedroom three and the bathroom and put a toilet room at the entrance before you walk into it. That way it is separate for guests to use & means family members can use the bathroom whilst someone else uses the toilet.

In the backyard we have a space of 13.5 * 11 meter and we can access our rear from the laundary.

The main bathroom is very large, almost the size of a minor bedroom so you would have plenty of room to do a 3 way bathroom, ie separate toilet, vanity, and shower/bath, if you do that you may not need the guest bathroom at all, it is very small, you are calling it 'bathroom' but I presume it is just a toilet, coming directly off the dining room is not a good idea, I would scrap it altogether.

Have a look at both the Durack & the Durack Heritage version from Rural Building Co. May give you some ideas if you haven't seen it already.
We're building the Heritage with a couple of changes, and yours looked like it was somewhat similar in what you were trying to do with the floor plan.

Your laundry seems out of place. Looks like you'd have to walk through half the house with a wet load of washing in order to take it outside to hang it up for drying. Or have you a door to the outside from the laundry?

At any rate having the laundry amongst the bedroom is a tad unusual and I'd imagine could restrict you from popping a load in at night for fear of waking someone up?

Just a thought...

Rapacious, simpson has already said there is outside access thru the laundry so wet washing goes straight out the laundry door to outside.

I disagree with your other comment about laundry position, many single story houses have laundries in the bedroom area and this design is better than many as the wall on which the washing machine would go is not directly against a bedroom wall, therefore minimal noise disruption.

I'm a early morning or late at night washer and prefer my laundry as far away from bedrooms as possible.
