Kakadu Street?? 22Mar 01, 2015 10:50 am Hi Memorial, Oh you're building on Lot 131! There are a few trees on your lot! What will you guys be doing with it? Does it affect your BAL rating? Do you have it by the way? We actually decided to go through council and get them to assess it rather than do it ourselves, which is what I said previously. It all got too hard, hehe. We have been charged a high provisional sum for BAL 19 so we are hoping it will come in lower, according to the agent, it should be 12.5 but have no idea what the council will come back with. Obviously the lower the better. Do you have a builder yet, and when do you think you will start building? It's abit exciting, as it's getting closer to registration and all the plans can be lodged soon! Re: Anyone bought in North Kellyville. I am hoping all the tress can come down with the new 50/10 rule. The Bal rating is what is going to kill us!! We have gone with a company that my sister dealt with ( she built in greygum estate). looking at Bal 29 for 2 sides and 19 for the others!! We have gone custom design through Bellmarch homes, plans are finalised, just doing colours/upgrades right now! Hoping to start building ASAP!!!. If Im nearby, then do you know if I will likely get a BAL 19? I have no idea how it works, hence putting it into the "too hard" basket and leaving it with council. We are also doing colours/upgrades too, lets see who are quicker, Bellmarch or Wisdom. From what I've heard, Wisdom are slow, so not sure what will happen. Yes we have young kids, you? For the ones who already went through the tender, are you all 0.5m cut and fill? What did you get back from the builders on the site costs? The other concern is the fire rating. I was told by the sales agent (who was really nice) that we should only expect to have to do some nets on gutters and metal fly screens as part of our fire rating. I'm not sure if I'll have enough time to confirm this before we exchange, thus me being awake at 2am google-ing as much as I can . Re: Anyone bought in North Kellyville. Kakadu Street?? 29Apr 21, 2015 10:45 pm Welcome knigor, Yes, I think we also had the same cut and fill requirements, which ended up adding around $20k in site costs due to step down in the house, drop edge beams, etc. That cost also includes saline and H1 slab costs. It's abit of a nightmare to have that cut and fill restriction, the costs just add up. We had our landscaping appointment and I almost fell off my chair when we were roughly quoted, because of the slope of the land on our side. Yours shouldn't be too bad? With BAL, we don't have that back yet, but our building put in a provisional allowance of $15k for BAL 19 I think? I'm pretty sure it will be about right... Re: Anyone bought in North Kellyville. Kakadu Street?? 30Jun 05, 2015 9:30 pm Hi everyone. Just checking in . I'm still looking for the right builder. There are so many d***y characters out there among the builders. Tomorrow is the day for pricing from Sekisui, Metricon, McDonald Jones... still talking to Lilly and Casaview. One big question is: did anyone go through the council for the approval? What is the time the council takes for the approval? Sekisui has a house that will meet the DCP but not CDC requirements. I'm worried that the approval might take forever. Knowing that the house is not meeting CDC requirements Sekisui is trying to sell me the story that it is the same time for the approval. Any thoughts on that? Also any updates on the fire rating costing? I usually go over there each weekend to check what's happening. I'm amazed how many houses are being built at the moment. Hope ours will start soon. Funny any time I go there I end up with a flat tyre, I always pick up a nail or a screw . Re: Anyone bought in North Kellyville. Kakadu Street?? 32Jun 12, 2015 12:53 pm Hi knigor, with council vs cdc I would suggest not worrying about which one to go with, just make sure you pick the right house. We love the house we picked and was going to go cdc but ended up having to go with council because of the requirements. We didn't mind because having to wait a few extra weeks is nothing compared to building the right house that you will have for a long time. A few weeks is not much in the grand scheme of things. We are in council right now, 3 weeks in and neighbour notification is now done. The lady down the road took 6 weeks to get through council. Obviously this all depends on council timeframes - I have no idea if this will happen with you but just ballpark.
Also my BAL assessment has come in at 12.5 but waiting on council approval. Fingers crossed. Also next door to you had no BAL requirements so even better! I'd say you will have minimal BAL if at all. Yes there is lots happening on Kakadu, next year it will be completely different world over there! Best of luck with your decision. Re: Anyone bought in North Kellyville. It's interesting to hear that you are being told you need slab upgrades and drop edge beams either we've chosen a d**gy builder and our house will fall down or the one that you guys are looking at are charging you unnecessarily for things you don't need. Our sailine came back fine and don't need to upgrade our slab and also our fall is 200 on one side and 400 on the other. Your blocks don't seem to have much more fall that ours. We also don't know our BAL, I've asked our builder and they have said we don't need to do anything about it. But I'm going to ask again cause I'd really like to know. We've been told that we'd need a h1 slab (more money) but they couldn't tell us anything about the beams. Funny they started the build without completing the fire rating... Did you go through the council or did you do a complying development (CDC)? I was thinking of the right approach for landscaping. When did you guys plan to do your landscaping? I was wondering if we did it after we complete the build that it would be quite hard to do any landscaping as the machinery wouldn't have access to the backyard. That's just me thinking but not sure what is the right approach. Also I've been thinking about installing ducted gas heating. Is anyone else considering the same? We have a step in the middle of the house, then another step down into theatre room. 2 steps from meals to afresco and 4 steps down to back yard. (NOT TOO HAPPY). Our Bal rating was 29 3 sides and 19. Our costing came just under $15k. In regards to landscape - just ask your builder to draw some trees and a driveway (save you from going back to council) and do it yourself later. The markup the builders charge you is ouchie! Good luck with finalising your plans Hi Memorial, I saw the trees disappeared when I went there last Saturday. Ouch for the costs re slope, fire rating and the split level home. I remember that those conditions re cut/fill were in the sale contract when we bought. We spoke to our conveyancer who pointed out to us that there is a requirement to build a split level home should the levels between front and rear of the house differ by more then one meter. Who are you building with? That is a useful advise on making landscape drawings together with the building, thanks for that it could save not only money but the time as well. I was wondering more about the physical access for the landscaper once we put the slab or the house in there as I recon it won't be enough for him/her to get through with a little excavator for levelling the backyard.
