They probably are still contractors, but have a long standing relationship with summit homes. They don't use random tradies like so many other builders, and they are a really quick builder from what I hear Re: Good builders in Perth without "dale alcock" price tag 42Nov 16, 2014 1:12 am No offence, do you actually know someone who can confirm new generation's quick building time or you just heard it from the sale rep? Cuz that's two different things all together.. Cheers Re: Good builders in Perth without "dale alcock" price tag 43Nov 16, 2014 7:42 am Our friend built with them and the house was built within the "fast track guarantee" schedule. Re: Good builders in Perth without "dale alcock" price tag 45Nov 16, 2014 1:00 pm tsmith Plenty, do some research and check out this forum.. Many happy customers, I am well educated and informed and have done my research. Spot on Re: Good builders in Perth without "dale alcock" price tag 46Nov 17, 2014 2:58 pm Hi skydriod We are also looking at builders atm, also have purchased a block on Topiary ave and also one of the 450sqm blocks. I am guessing you must be across the road from us as not to many blocks are 450 from memory on that street. We are trying to work out what to do currently, we have a great 2 storey 101 drawn up but it is starting to blow out the build budget. This may be sinking to much $$$ into the property but we also like the idea of a backyard we can then put a pool into. Are you new to the area? We built with summit in newhaven 6 years ago, so love the area and holland park is developed by the same guys that did Arion estate so it should look great! Re: Good builders in Perth without "dale alcock" price tag 47Nov 17, 2014 3:22 pm Hi c4ut1on, good to know who's my neighbour are already =) Yea, new to the area, living up north now. This is our first time building, but not first home. I definitely not going for 2 storey (no money ) .Interesting you built at Newhaven before, what made you move over to Holland Park then? Love to hear which builder you went with? I'm still wandering around in the "vast ocean of "builders". Is your title due in Jan too? P/S how did you find Summit homes in general? Re: Good builders in Perth without "dale alcock" price tag 48Nov 17, 2014 10:15 pm we built in 2008 and found it was time to move on to bigger and better things. Summit was easy to deal with during the build. Some of the trades used cut corners but almost everything was sorted before PCI. In saying that it was booming around that time every builder had trade shortages. We did have one main problem tho when we sold and a building inspection was completed it was found the roof was missing about 5 upright struts and summit was totally useless at even arranging a time to view the problem yet alone come fix it. I ended up paying a chippy to fix it. The area is great. Close to cockburn train station with several bus links, heaps of different shops around including the bigger shop at cockburn central, 2 different buntings within a couple of km's what else could you want! If you take a drive though the estate opposite newhaven ( other side of nicholson road ) called Arion Estate, this was the same developer and you get an idea what the parks are like etc. Titles, i honestly think its wishful thinking for them to be ready in Jan. None of the roads are in yet and my bets are around April. This is disappointing,, but guess things take time. Re: Good builders in Perth without "dale alcock" price tag 49Nov 17, 2014 10:31 pm Yea, I didn't think it will be ready by Jan, with the holidays coming up. Still pile of sands everywhere there, hopefully we could capitalise on the equity gain during waiting. If you don't mind me asking, how much did you pay for your 450m2 block? (Pm me will do ) Back to builders, based on your previous experience, who would you go this time around then? Guess it's been few years since you last build, but I'm sure you knew better than me now. Re: Good builders in Perth without "dale alcock" price tag 50Nov 18, 2014 1:52 am Hi all, based on the thread title, could any of you suggest an original plan from builders with rather spacious alfresco area (at least 20m2 I guess). So far, HGWA got the most plans with impressive alfresco area in my research. Any other suggestions? Re: Good builders in Perth without "dale alcock" price tag 51Nov 18, 2014 8:37 am I'd avoid HGWA after reading this. viewtopic.php?f=31&t=67481 My daughter built with New Generation and it went very well. Next house was with Redink and that went very well too So have you considered Content too as when I built with them a few years ago they had a nice product. 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 Re: Good builders in Perth without "dale alcock" price tag 52Nov 18, 2014 11:20 am Thanks R34 for pointing out some flaws with HGWA..guess I better think twice then . So far I find content's default elevation looks quite boring, so I didn't even bother look into their plan. Heard few people praising New Generation here, is this about their fast track guarantee? What's that about anyway? As with Redink, I thought the general consensus, is they gone crappy since moving on from Scott Park? How true is this? I guess it comes down to YMMV? Re: Good builders in Perth without "dale alcock" price tag 53Nov 18, 2014 2:21 pm skydroid As with Redink, I thought the general consensus, is they gone crappy since moving on from Scott Park? How true is this? I guess it comes down to YMMV? Scott Park left Scott Park Homes and started Redink Scott Park homes after a couple of name changes became HGWA All builders have problems with trades , mistakes etc but it's the attitude expressed by the management in that post I linked is what I found of most concern. My previous house was done by Redink and it was a beauty. As with any building company in the first home market they are employed by first time builders who usually don't know the processes involved and what it takes to schedule a home build hence more than the usual number of complaints...that's my theory anyway and it may not be correct 101 Residential in Burns Beach viewtopic.php?f=31&t=67711 Shire Approval 31.12.13 Slab Down 15.02.14 Moved in 14.10.14 Re: Good builders in Perth without "dale alcock" price tag 54Nov 18, 2014 2:29 pm I don't think you can base your opinion on a couple of people having problems, honestly behind every 2 or 3 houses with issues there is probably hundreds that go through without dramas like that! You have to remember out of about 800 homes that HGWA are building at the moment you really only hear about a very small margin of them! This goes for any builder though and a lot of the time people really only like to point out the negatives! I think in the end it will come down to your inclusions etc and who you are happy with dealing with it can be a hard decision deciding on who to build with! Re: Good builders in Perth without "dale alcock" price tag 55Nov 24, 2014 9:44 am skydroid no offence..but New Gen primarily targeting first home owner yes? I mean in term of their spec and price. I know they're part of summit homes, just like celebration to dale alcock. Atm, my guts telling me to stay away from those builders setup to target "first home buyer" ...Correct me if I'm wrong.. Easy Start are also part of the Summit group, and they are targeted for new home builders. We are building a display spec home with New Gen and they certainly aren't basic specs, but not quite as pricey as Summit. We looked at Dale Alcock, they have their advantage range that's aimed at first home buyers. Re: Good builders in Perth without "dale alcock" price tag 56Dec 30, 2014 12:27 pm I was in the same situation as OP couple of months ago. I was planning on building my first home and I had shortlisted Dale Alcock, Redink Homes and Ross North after visiting many many display villages I was in the process of getting plans drawn up and getting them costed from standard display spec ranges from all three.Titles of my block got pushed out and instead of waiting, I bought a smallish block and decided to build first home cum investment property. The design range went from Display range to Advantage spec(DAH), Complete Homes(Ross North) and Choice Series(Redink) To Cut a long story short, I settled for Complete homes.(Because 2 of my friends recently finished building with them and were really happy. Also sales rep was very nice, non pushy and price wise they were quite competitive). Also the sales rep of RN was the only guy who didn't bad mouth his competition. Rather he spoke highly of DAH (he knew that I was in the process of getting multiple quotes). BUT I learned 1-DAH were the most expensive in my case but they had best designs, very good specification and were eager to go above and beyond to customize standard designs 2-It hard to believe that cost to include minor items like cold water plumbing in fridge recess and hoblesss shower system were lot higher with DAH than others. Slab will go down in 2-3 weeks time and so far I am quite happy with RN(although I suppose it is too early to say anything about quality). There is no CLO as such and sales rep is the main point of contact throughout the build process. Point is DAH has really good name in the market and their design team is top notch. But if a close competitors can build a good quality home with similar specs for lot less, it is hard to justify the higher price tag! Re: Good builders in Perth without "dale alcock" price tag 57Apr 24, 2019 9:24 am skydroid Hi all, I bought a 450m2 (15x30) block in Holland Park Private Estate, Piara Waters. Title due in Jan 15. Started looking around for builders now, but still not going anywhere. Just too much sales pitch among the sales reps, you just don't know who to trust at the end of the day, plus it's our first time building. As most people would agreed, Dale Alcock would probably be the one with the highest price tag due to their reputation, but I really don't wanna pay more just for their "name". So, which builder would you recommend who still provide quality and timely build without the "dale alcock" price tag? Communication is very important to me too, as I'm working off site, so can't always visit the site to monitor the progress, so good site supervisor without crazy workload also an important factor for me. I heard about many "small" builders assigning too many projects to their site supervisors at once, causing them to be really slack in their communication and attention to details, so we really like to avoid that. At the end of the day, we're not after just cheap builders, but reasonably priced builders with good workmanship and customer service management. Love to hear from those with first hand experience. Thanks! **Added** Some of the criterias I'm focusing on when selecting plans are as below: 1) 4x2x2 at least 2) Kitchen close to window openings, i.e. not central (don't like cooking smothering the living area) 3) Fairly big alfresco area (>20m2) 4) Home theatre & office/study area 5) 2nd bathroom with shared access between smaller bedrooms So far Complete home's Sherborne promo plan http://www.completehomes.com.au/house-d ... 3-bathroom best met those criteriaa (except the alfresco quite small, but should be able to amend for bigger area?). The one thing that got me is its ugly elevation (can't win them all). What could I do to improve the elevation without spending a fortune? Love to hear your suggestions. Or if you came across any plans with those criteria mind, it'd be great if you could share. Many Thanks! Why got to DAH in the first place? They use the same tradies as all the other builders so you're not getting a better job for their inflated price. Ventura, Celebration, Now Living? Re: Good builders in Perth without "dale alcock" price tag 58Apr 24, 2019 9:26 am Tristanium D_rail I'm sure they all use the same tradies as they use on their premium spec homes I do not believe this is the case. The 'brands' are kept quite separate and run as independent businesses. The DAH tradies that built our place were on a Summit job before they did ours This certainly doesn't look good.
