What i want to know is if we take all the basics etc, how much difference all the "hidden" costs will take up. Site work allowances etc. I've never done this and it scares me a bit but.... We have bought our block for 260 and the house is from 275. we don't want to go over say 560. so were just wondering is $if the 35k will be enough to cover the so called "extras". any help would be appreciated. any information would also be appreciated . If you leave it as standard and then you do fairly basic upgrades at pre-start you'll only spend around $10K extra, plus site costs, again these depend on where your block is and what it is like, is it rocky, is it on a slope, does it have trees on it and require clearing, does it have easements etc. To give you an idea, from memory to add our theatre room was around $12K, our balcony around $8K, scullery $5K alfresco $3K. Adding rooms is costly as you're increasing area, if you can move rooms around within the plan as it is it will be little expense.
